Job Summary

We are seeking a dedicated and experienced Property Manager to oversee a portfolio of residential blocks of flats across England.

You will be responsible for ensuring the smooth operational management of communal services, maintaining high standards of safety, and fostering positive relationships with leaseholders and Resident Management Companies (RMCs).

This role offers the flexibility of remote working with the requirement for regular site visits.

Key Responsibilities

⁠ ⁠Maintenance & Services: Coordinate and oversee communal services including professional gardening, cleaning, and general repairs. Ensure all contractors meet agreed KPIs and service levels.
⁠ ⁠Health & Safety: Ensure all managed blocks are fully compliant with current legislation, with a primary focus on Fire Safety (including Fire Risk Assessments), health and safety inspections, and asbestos management.
⁠ ⁠Financial Management: Prepare and manage annual service charge budgets, monitor expenditure, and oversee the collection of service charges and ground rents.
⁠ ⁠Site Inspections: Conduct regular site visits (Southport and wider South of England) to assess building conditions, meet with residents, and audit contractor performance.
⁠ ⁠Section 20 Works: Manage major works projects, including the Section 20 consultation process, from initial specification to completion.
⁠ ⁠Communication: Act as the primary point of contact for leaseholders, directors, and developers, providing professional advice and resolving disputes or queries efficiently.
⁠ ⁠Insurance: Manage building insurance renewals and handle claims on behalf of the client.

Candidate Requirements

⁠ ⁠Experience: A minimum of 2 years’ direct experience in residential block management is essential.
⁠ ⁠Knowledge: Strong understanding of the Landlord and Tenant Act, Section 20 procedures, and current Fire Safety regulations.
⁠ ⁠Self-Motivation: Ability to work effectively from home with minimal supervision, maintaining high productivity and organized records.
⁠ ⁠Travel: Valid UK driving license and access to a vehicle for travel across england.
⁠ ⁠Communication: Excellent verbal and written communication skills with a customer-centric approach.
⁠ ⁠Qualifications: IRPM (Institute of Residential Property Management) or AssocRICS qualification is highly desirable.
