Keep every OX Living property looking sharp and structurally sound — and be our eyes on the ground for anything that needs fixing before it becomes a problem.
Be clear-eyed about the scale
This is a whole-portfolio role. You'll be the sole operative responsible for the external upkeep of 93 properties across Oxfordshire, concentrated in central Oxford (Oxford, Cowley, Headington, Botley, Littlemore) with clusters in Banbury to the north and Didcot and Abingdon to the south, plus Bicester and Kidlington.
That means a planned, route-based week — typically four to five properties a day — and the discipline to keep every property on schedule, not just the easy ones. If self-managing a busy patch across a wide area sounds like your kind of challenge, read on.
Who you'll be working for
OX Living provides high-quality co-living house shares for young professionals across Oxfordshire. Since 2016, we've built an award-winning, in-house platform covering everything from refurbishment and conversion through to lettings and ongoing management. We're growing fast, and the external presentation and condition of our homes is central to how we win and keep tenants.
What you'll be doing
The work splits into two halves, and both matter equally.
Regular grounds and presentation (year-round)
- Lawn mowing, deweeding, cutting back hedges and branches, clearing leaves and debris
- Handling or escalating any other external issue you come across
Periodic technical maintenance (scheduled)
- Gutter clearing across the portfolio on a planned cycle (equipment provided)
- Window cleaning across the portfolio on a planned cycle (equipment provided)
- Jet washing patios, paths and brickwork
Note: properties vary. Some have full gardens needing proper maintenance; many have small patio areas that just need a deweed and a jet wash. You'll work to the right standard and frequency for each — we'll set those out clearly.
Reporting is part of the job, not an afterthought
You are our early-warning system on the condition of every building. We expect you to:
- Flag any external defect you spot — blocked gutters, damp signs, loose tiles, drainage issues, damaged brickwork, anything that could escalate
- Log it the same day with photos
- Use clear judgement on what's urgent versus routine
Spotting a problem early and reporting it properly is as valuable to us as the cleaning and gardening itself.
What good looks like
So there's no ambiguity about expectations:
- Every property visited on its agreed schedule — no property skipped or left to drift
- Gardens and patios left to the agreed standard for that property type
- Gutter and window cycles completed in full within their planned windows
- Defects reported same-day with photos
- The van, equipment and your week kept organised and self-managed
This is a role you'll be measured on clearly and fairly — and one a good operator can take real pride in.
Who we're looking for
- Genuinely hard-working and reliable — this role rewards people who take ownership and get round the whole patch, not just the convenient bits
- Able to plan, manage and prioritise your own workload across a wide area
- Confident, clean driving licence and comfortable driving around Oxfordshire (vehicle supplied)
- Experienced with the full range of grounds and external-cleaning equipment
- Understands basic Health & Safety, including safe working at height for gutters and windows
- Practical problem-solver who can think on their feet
- Approachable and friendly at properties — tenants will see you, and you represent us
- Minimum 1 year's gardening/grounds experience
The practicals
Pay: From £28,000 per year
Hours: Monday to Friday, full-time, in person
Provided: Company van, fuel and all equipment (grounds, jet washing, gutter and window-cleaning kit)
