As a Sales Progressor at Nicol & Co you will embody our Company values: successful, likeable, dedicated, enthusiastic and influential. You will be responsible for managing the property sale once an offer has been accepted through to completion. You will ensure a seamless experience for clients by maintaining clear communication with all parties, resolving issues swiftly, and monitoring progress closely. Your attention to detail and exceptional service will help Nicol & Co deliver remarkable customer service, supporting our goal of making property sales as smooth and stress free as possible.
You will be responsible for communicating with all parties involved in the sale to increase the likelihood of a successful transaction, including sellers, buyers, solicitors, mortgage brokers and surveyors. You will track the progress of each sale, ensuring deadlines are met, paperwork is completed and in order, and documents are sent in on time. You will role model the job role in your office and for the wider organisation, playing a key role in maintaining a positive culture throughout the business.
Sale Management
· You will act as the primary liaison between buyers, sellers, solicitors, mortgage brokers, surveyors, and other key stakeholders.
· You will track each stage of the sale as it progresses, ensuring timely progression through conveyancing, mortgage approval, exchange and completion.
· You will manage the expectations of our clients, through explaining at which points we will make contact to provide updates.
· You will answer any client questions and concerns to maintain their confidence in the Company.
· You will act quickly and effectively to solve problems that may cause delays to the process or jeopardize the sale.
Compliance
· You will maintain clear and accurate notes, key dates, communications and tasks on Reapit.
· You will ensure the necessary paperwork and legal documentation is prepared, signed, and submitted promptly.
· You will adhere to the Sales Progression process and uphold our high standards.
Client Relationships
· You will introduce yourself after an offer is accepted to confirm next steps, ensuring they feel supported and informed.
· You will provide regular updates to your clients. You will offer reassurance and expert guidance to both our buyers and sellers, ensuring they feel informed throughout the process.
· You will deliver remarkable customer service by handling enquiries promptly and managing our client expectations from the first touch point.
· You will act as an advocate for your seller, proactively working to ensure our sales are completed with the best possible terms and timings.
Team Responsibilities
· You will maintain clear and accurate notes on Reapit.
· You will act in an organised and cohesive way, inclusive of diary management.
· You will provide up to date, clear information to ensure the teams have a good understanding about market and timeframe trends.
· Booking viewings in a remarkable manner, as necessary to support the team.
· Getting Google Reviews for yourself and for the team.
· Sharing process improvement ideas and pain points with your team in the morning meeting and in 121s.
· Referring any Landlords into Team Lettings.
