Overview
We are seeking a dedicated and reliable School Caretaker to join our educational establishment. The successful candidate will be responsible for maintaining the safety, cleanliness, and overall upkeep of the school premises. The School Caretaker will play a vital part in ensuring the school operates smoothly and efficiently.
General Responsibilities
· To ensure that the management and maintenance of the school buildings and environment are effectively undertaken
· To monitor the performance of the cleaning staff and liaise with the area manager and School Business Manager
· To ensure a clean, tidy and well-maintained environment exists, taking into account health and safety requirements.
· To line manage the work of a Grounds man
· To provide an effective caretaking support service, portering, maintenance and security of all premises and grounds.
· To ensure that the day-to-day running and maintenance of the premises avoids wastage and is efficient.
· To perform small to medium repair and improvement works.
· To liaise with contractors and ensure their work is carried out safely and efficiently
· To arrange assistant and peripatetic caretakers cover before taking leave.
· To keep the school, open for termly Governors and Committee meetings.
Main DutiesGeneral Site Duties
· To monitor the day to day maintenance, repairs and cleaning of the school
· Carry out handyperson duties and repairs where possible including repairs to furniture, fixtures and fittings and carrying out minor re-decorating and paint repair tasks
· To develop appropriate monitoring procedures to ensure that the school site is kept clean, safe and in a good state of repair and stocked with all necessary supplies
· To carry out regular checks and inspections of the premises, equipment and grounds keeping accurate manual records where appropriate
· To monitor improvement projects ensuring that day to day maintenance tasks and requests for minor work are undertaken as expediently as possible and actions recorded in a timely manner and followed up as appropriate.
· To ensure that rooms are set out as required for meetings, assemblies and other events and cleared away afterwards
· Ensuring that light bulbs, tube, starter switches are replaced as required
· Recording, investigating and reporting all repairs requiring specialist work (e.g. electrical)
· Monitoring and liaising with all contractors
· To assist staff in understanding and operating the sound & light equipment and the data projection system in the hall as and when necessary
· To ensure that orders received into school are delivered to the appropriate area / person as necessary
· In liaison with the SBM to report on, arrange and oversee any alterations, redecorations, building and maintenance contracts and specialised repair work, and to keep up-to-date records of all work carried out. This will include directing contractors, explaining repair needs and inspecting completed work.
· To ensure that all tools and cleaning products are stored correctly and are not accessible by pupils and that hygiene standards and regulations are met.
· To advise SBM on a rolling programme of redecoration/refurbishment
· To order and supervise repair for small maintenance contracts and improvement schemes, ensuring best value for money is received
· To investigate and take suitable action on any complaints about security, cleaning, heating, repairs and maintenance, reported by staff or others.
· To ensure the school site is maintained to a high standard and to ensure the whole site, including the premises, the furniture, fittings and equipment, the grounds, are maintained in satisfactory condition and undertake any job-related training as required.
Security
To be responsible for the total security of the whole site, the premises and their contents. This includes:
· Preventing trespass, theft and unauthorised parking
· Monitoring, reporting and advising on all security matters
· Checking boilers weekly and escorting maintenance company on site visits
· Ensuring access to the premises as and when required
· Ensure that when buildings are open, fire exits are clear
· Ensuring that at the end of the day or other appropriate times, all doors, windows and gates are locked, gas and electrical appliances are turned off and all security alarms are set and working correctly.
· Checking at least monthly, all perimeter fences, window locks, security devices, fire appliances and alarms.
· Conducting a weekly fire alarm test and maintaining a schedule to record weekly fire alarm call point testing
· Liaising with London Borough of Sutton mobile security force, and/or the police as required. Being a registered key holder to be called out for the Federation, if necessary, when emergencies arise.
Cleaning
· Monitor all cleaning services and liaise with contractors to ensure satisfactory standards of hygiene are maintained in accordance with the cleaning specification
· To collect and dispose of waste, refuse and surplus materials.
· Liaise with refuse collectors including food waste when necessary
· To ensure that corridor and playground litter bins are emptied as required.
· To ensure that toilets and sink areas are ready for use and that soap, toilet rolls and towels are replenished.
· To ensure the main school hall floors are kept clean and polished and the stairwells are kept clean.
· To clear all school drains and guttering on the roof.
· To clear up when pupils have been sick in a classroom, corridor, playground etc.
· To ensure that the grounds, gardens, pathways and tarmac areas are free from litter or other debris, and that tarmac surfaces are swept and drains and gullies clear and clean.
· To ensure all graffiti is removed
· To carry out emergency cleaning (e.g., toilets) or additional cleaning (e.g. at parent’s evenings) as required, during normal hours. Major emergencies should be reported to the contractors.
Health & Safety
· To report as soon as possible any accident, dangerous occurrence or practice, or threat to Health & Safety to the School Business Manager/Headteacher. Taking immediate actions as required reducing or eliminating the risk.
· To conduct a daily visual inspection of the school building and grounds for any potential hazards ensuring these are dealt with as soon as reasonably practicable.
· Weekly checking of ground maintenance, floors stairs and landing, inspection of external play equipment and doors and lock security.
· Maintaining an inventory of small electrical appliances and conducting PAT testing Annually.
· To ensure all work areas, particularly fire escape routes, are kept clear of obstructions
· To check fire extinguishers are correctly placed and ready for use, and that annual inspection is carried out and recorded.
· To provide safe access to the school in the event of snow, ice or flooding.
· To have knowledge of the location of all water and gas stopcocks and mains electricity power breakers, etc.
· To carry out monthly checks of water temperature, inspection of playground, car park, roads, footpaths, fence, boundary walls, gates, pest control, inspection of heating installation, visual inspection of roof coverings, external walls, ceilings, partition and cladding.
· Informing lettings people and contractors of evacuation procedures
· In conjunction with SBM to organise, oversee and keep records of all servicing and testing organised by or on behalf of The Federation as required under Health & Safety at Work Act.
· All duties to be carried out in compliance with the Health & Safety at Work Act, nationally and locally agreed Codes of Practice which are relevant and the School’s Health & Safety Policy and Procedures
ADMINSTRATION
· To complete a yearly check of assets as recorded in the Assets register
· To place orders, via the school office, for items of housekeeping ensuring stock levels are maintained
· To order repairs and maintenance items in liaison with the SBM
· To maintain a log of all inspections and checks carried out and enter in Every system
· To establish and maintain a list of repairs / improvements
· To establish and maintain an audit of all tools and equipment, their state of repair and where they are kept
· To maintain all tools and equipment in good repair.
· To ensure mechanical equipment is inspected prior to each use
· To ensure power tools are inspected before use and are PAT tested as required
· To assist the SBM with obtaining tenders and quotes
· To carry out regular H&S checks and Risk Assessments on his/her own and with the SBM
Porterage
· To accept deliveries and be responsible for their distribution and safe storage.
· To assist in the movement of all furniture and equipment around the school.
· To set out daily the dining hall furniture in the main hall.
· To assist any member of staff in the setting up of rooms as required and any other ad hoc duties.
Energy and Services
· Keep up-to-date records, monitor and report on the use of all services (water, gas and electricity) in order to reduce wastage and control costs. (Record meter readings monthly)
· Monitor, operate, adjust and maintain all heating plants to ensure economic use, which provides a comfortable level of heating throughout the premises.
· Perform and record monthly monitoring of water temperature – advising SBM of any concerns.
Pay: £32,070.00-£36,585.00 per year
