About the Role

Northwood Bolton is seeking a proactive and organised Property Manager to join our growing team. This is an excellent opportunity for an experienced property professional, or a highly motivated individual looking to develop their career in residential property management.

You will manage a portfolio of residential rental properties from instruction through to tenancy end, ensuring landlords and tenants receive a high level of service while maintaining full compliance with relevant legislation and company standards.

Key Responsibilities

Manage a portfolio of residential rental properties from instruction through to tenancy end.
Act as the main point of contact for landlords and tenants.
Conduct property viewings and support the marketing of rental properties to secure suitable tenants.
Manage tenant referencing and progression of applications through to move-in.
Coordinate check-ins and check-outs, ensuring all documentation is completed accurately.
Book property inspections and report findings and recommendations to tenants and landlords.
Manage rent reviews and Section 13 rent increase procedures.
Ensure properties remain compliant with current lettings legislation and safety requirements.
Arrange and administer Rent Guarantee policies where applicable.
Handle tenant queries, resolving issues promptly and professionally.
Monitor rent payments and liaise with relevant departments regarding arrears.
Maintain accurate property records and update internal systems.
Deliver excellent customer service throughout the tenancy lifecycle.

About You

Experience in property management.
Strong communication and interpersonal skills.
Excellent organisation and ability to manage multiple priorities.
Professional, proactive, and customer-focused approach.
Strong attention to detail and problem-solving skills.
Competent IT skills.
Knowledge of lettings legislation and compliance.
Full UK driving licence and access to a vehicle.
