Site Agent / Senior Site Agent – Buildings Asset Management

Location: Warrington – North West & Central
Sector: Rail – Buildings Asset Management (CP7)

As part of our CP7 Buildings Asset Management (BAM) & Minor Emerging Works (MEW) Framework, you will play a pivotal role in maintaining and enhancing rail building assets across the North West & Central region within a secure, long-term contract environment.

The Opportunity

We are looking for an experienced Site Agent to join our Warrington based team, delivering a diverse portfolio of rail station and civil engineering projects/maintenance and renewals across the region.

This is a dynamic, fast-paced role where you will lead multiple schemes from planning through to completion, ensuring they are delivered safely, efficiently, on time and within budget.

You’ll operate within a high-volume framework environment covering:

Station upgrade and maintenance works
Minor civils and structural schemes
Reactive and planned building asset works
Enhancements across Network Rail infrastructure

What You’ll Be Doing

As a Site Agent, you will take ownership of site operations and project delivery:

Project & Site Leadership

Lead day-to-day site activities across multiple projects
Plan, coordinate and supervise works from mobilisation to completion
Ensure delivery in line with programme, budget and quality expectations

Health, Safety & Compliance

Ensure all works comply with:
- Relevant legislation
- Contract requirements
- Health & Safety plans
- Environmental and quality standards
Promote a strong safety-first culture across all teams

Commercial & Programme Control

Work closely with commercial teams to manage costs and protect margins
Monitor progress and manage variations, risks and change control
Ensure tender allowances and budgets are maintained

Stakeholder & Client Engagement

Build strong working relationships with Network Rail, clients and stakeholders
Coordinate with internal teams, subcontractors and suppliers
Provide regular reporting on progress, risks and performance

Team & Delivery Management

Lead multidisciplinary site teams and subcontractors
Drive performance, productivity and quality across projects
Support continuous improvement and best practice delivery

About You

We’re looking for a proactive and experienced professional who thrives in a framework environment.

You will bring:

Experience as a Site Agent or Sub Agent within rail, civils or infrastructure maintenance
Strong knowledge of civil engineering and building asset maintenance works
Ability to manage multiple projects in a fast-paced environment
Strong leadership, communication and organisational skills
Experience working within Network Rail or NEC contracts (desirable)

Qualifications & Skills

Essential:

PTS (Personal Track Safety)
Management / Project Management qualification or equivalent experience

Desirable:

HNC/HND/Degree in Civil Engineering (or similar)
SMSTS
