Salary: £29k - £35k + up to 5% discretionary KPI bonus
Role Location: Cambridge, also responsible for a small site in Peterborough (although this is a hybrid role with some at home work when not on site visits) a vehicle will be provided for business use.

Due to continued growth, we are looking for an ambitious, customer-focused Territory Manager to join our Residential Team. Working remotely from home and conducting regular site visits, you will manage a portfolio of residential developments within your designated territory. The role is highly autonomous, varied and rewarding, with a company vehicle (business use only) provided to support your day-to-day appointments.
The Role
As a Territory Manager, you will play a key role in maximising occupancy across a portfolio of residential developments while delivering an exceptional customer experience throughout the resident journey.
You will be responsible for the full lettings cycle, from handling enquiries and conducting viewings through to negotiating offers, onboarding tenants and supporting ongoing property management activities. No two days are the same, and you will have the opportunity to build relationships with prospective tenants, and internal teams while managing your own diary and territory.
Key Responsibilities
Lettings & Leasing
- Managing and responding promptly to property enquiries received through various channels.
- Registering prospective applicants and maintaining accurate records within company systems.
- Qualifying prospective tenants by understanding their requirements, budget and suitability.
- Converting leads into viewing appointments and meeting KPI ratios.
- Coordinating and conducting property viewings across your portfolio.
- Delivering engaging property tours and showcasing developments to prospective residents.
- · Building strong relationships with applicants and providing an outstanding customer experience.
- Following up viewings to obtain feedback and progress applications.
- Negotiating tenancy offers, agreeing deals and passing over to the referencing team
Property Marketing & Occupancy
- Ensuring property listings are accurate, attractive and fully optimised across online portals.
- Monitoring listing performance and helping maximise enquiry levels and occupancy.
- Ensuring developments are presented to the highest possible standard.
- Providing market intelligence and applicant feedback to support pricing and marketing strategies.
Tenant Onboarding & Customer Experience
- Liaising with the onboarding team regarding referencing and tenancy progression.
- Ensuring prospective tenants provide all necessary documentation and information.
- Conducting move-in appointments and welcoming residents to their new homes.
- Handing over keys and providing property and development information.
- Delivering a positive and professional customer experience throughout the tenancy lifecycle.
Property Management
- Conducting mid-term property inspections and producing reports.
- Monitoring property condition and identifying maintenance requirements.
- Discussing any property-related concerns with tenants.
- Completing inventory reports prior to tenancy commencement.
- Preparing detailed check-out reports at the end of tenancies.
- Carrying out site visits and property audits.
- Following all company procedures relating to key management, audits and compliance.
Administration & Reporting
- Managing post-appointment administration efficiently and accurately.
- Updating internal software systems and CRM platforms.
- Preparing reports and maintaining accurate records.
- Chasing outstanding information and progressing applications.
- Working collaboratively with colleagues across Property Management, Lettings and
Asset Management teams.
- Undertaking any additional duties appropriate to the role.

- Previous experience within Residential Lettings, Estate Agency or Property Management.
- Experience negotiating offers and progressing deals.
- Knowledge of tenancy processes and compliance requirements.
- ARLA qualification or willingness to work towards industry qualifications.
