We are looking to work with an experienced self-employed property finance broker who wants to build their own client book while benefiting from the Cator Wells brand, lender relationships, systems and deal-placement support.
This is not a trainee or cold-calling position. Applicants should already have relevant experience within bridging, development finance, commercial mortgages or specialist property lending.
Earnings: OTE £50,000–£150,000 per year, based entirely on commission. This is a self-employed role with no basic salary or guaranteed income. Actual earnings will depend on the volume and value of completed business.
The Opportunity
This role would suit an experienced broker who already has some client or introducer relationships and wants the freedom of being self-employed without having to build the full lender panel, operational structure and support network around them.
You will be responsible for originating and managing property finance enquiries, understanding the client’s requirements, structuring suitable funding options and progressing transactions through to completion.
You will have access to support from the Cator Wells team on more complex transactions, lender selection, deal structuring and case progression.
There may also be opportunities to work on enquiries generated by Cator Wells, subject to experience, availability and an agreed commission structure.
What You Will Be Doing
Your responsibilities will include:
- Building and maintaining relationships with property investors, developers, landlords and professional introducers
- Advising clients on suitable property finance options
- Structuring bridging, development and refurbishment finance transactions
- Presenting cases clearly to lenders
- Gathering and reviewing the required application information
- Managing lender, valuation and legal queries
- Progressing cases from initial enquiry through to completion
- Maintaining accurate CRM records and client updates
- Developing repeat and referral business
What We Are Looking For
Applicants should have:
- Previous experience arranging bridging, development finance, refurbishment finance, commercial mortgages or specialist property finance
- A good understanding of property transactions, security, loan-to-value, loan-to-cost, gross development value and exit strategies
- Existing client, introducer or professional relationships
- The ability to originate business independently
- Strong communication and relationship-management skills
- Confidence speaking with lenders, borrowers, solicitors and valuers
- A professional and commercially minded approach
- The ability to manage several active cases at the same time
- A commitment to treating customers fairly and maintaining strong compliance standards
Experience within specialist buy-to-let or commercial mortgages would also be beneficial.
We may also consider experienced lender BDMs, senior case managers or mortgage brokers who have strong specialist property finance knowledge and an established introducer network.

Commission Structure
The role is entirely self-employed and commission-based.
The expected starting structure is:
- Up to 70% of income received on self-generated business
- The ability to increase the split based on completed income, experience and support requirements
- A separate agreed split for company-generated enquiries

Important
This is not a salaried role and there is no guaranteed income.
Applicants should understand the self-employed nature of the position and should ideally already have a realistic route to generating business through existing clients, introducers, professional contacts or their own marketing activity.
