Full job description

Job Title: Property Manager / Senior Property Administrator

Location: Sandwell and surrounding areas
Job Type: Full-time (part time position also available on hourly rate rather than salary)

(Monday–Friday)
Salary: Depending on experience + performance-based bonuses

About the Role:
We are looking for a highly experienced, organised, and proactive Property Manager / Senior Property Administrator to take full ownership of the day-to-day management of a residential property portfolio.

This is a hands-on role suited to someone who can work independently, solve problems efficiently, and confidently manage tenants, contractors, and compliance requirements without constant supervision.

Key Responsibilities:

End-to-end management of tenant onboarding, referencing, and move-ins
Handling all tenant queries, issues, and escalations professionally
Preparing, reviewing, and managing tenancy agreements and legal documentation
Conducting regular property inspections and ensuring properties are maintained to a high standard
Managing maintenance issues from initial report through to resolution, including sourcing contractors, negotiating costs, and overseeing works
Liaising with landlords, tenants, and third-party contractors
Managing rent schedules, monitoring payments, and actively chasing arrears
Handling deposit returns and resolving disputes where necessary
Ensuring full compliance with all property regulations (gas safety, EPCs, inspections, etc.)
Maintaining accurate records, reports, and property documentation
Managing invoices, receipts, and basic financial tracking
Supporting with property listings, marketing, and tenant sourcing where required

Requirements:

Proven experience in property management or lettings
Strong knowledge of UK rental regulations and compliance
Ability to manage a property portfolio independently
Excellent communication and negotiation skills
Highly organised with strong attention to detail
Confident handling challenging situations and problem-solving
Full UK driving licence
