Our lettings division is a major part of that growth plan. We already have a strong local reputation, an established lettings operation, and a capable back-office team. We are now looking for a high-performing sales-focused individual to help us rapidly grow our landlord client base.
This is not a passive lettings role. This is a frontline growth role for someone who can generate landlord leads, win instructions, and bring new managed properties into the business.

The Role
We are seeking a Lettings Sales Consultant who can independently generate landlord opportunities, attend appointments, win new instructions, and close landlords onto our lettings and management services.
Your role is to grow the lettings book.
You will not be expected to manage day-to-day property administration. Our internal lettings and back-office team will handle the ongoing management, compliance, tenant progression, maintenance coordination, administration, and operational support.
Your focus is simple: find landlords, win landlords, close landlords.
Key Responsibilities
Landlord Lead Generation
You will be expected to proactively generate new landlord opportunities through:
· Direct prospecting of landlords and property investors
· Following up historic landlord leads and previous valuations
· Contacting owners of rental properties and investment properties
· Building relationships with developers, investors, mortgage brokers, solicitors, accountants, builders, trades, and local business contacts
· Networking with local property professionals and portfolio landlords
· Identifying landlords currently using competitors
· Targeting self-managing landlords who may benefit from professional management
· Door-knocking, phone calls, social media outreach, local events, and referral generation
· Creating your own pipeline rather than waiting for leads to be handed to you
You must be confident generating opportunities from a standing start.
Winning Lettings Instructions
You will attend landlord appointments and be expected to:
· Present T Samuel Estate Agents professionally and confidently
· Explain our lettings, tenant-find, and full management services
· Demonstrate why landlords should trust us with their property
· Explain our local market knowledge, tenant demand, compliance support, and management process
· Handle objections around fees, rental values, existing agents, self-management, and service expectations
· Build urgency and confidence with landlords
· Close instructions at the appointment or through structured follow-up
A landlord conversation only matters if it converts into a signed instruction.
Closing New Managed Properties
Your primary commercial objective will be to bring new managed properties into the business.
You will be responsible for:
· Converting landlords onto management agreements
· Increasing the number of properties under management
· Securing portfolio landlords where possible
· Maximising management fee income
· Creating cross-selling opportunities across sales, lettings, maintenance, insurance, mortgages, utilities, and other value-added services
· Ensuring a smooth handover to the lettings operations team once the instruction is won
Once the landlord is closed, our team will support the operational delivery. Your responsibility is to win the business and make sure the handover is clean, professional, and commercially clear.
What You Will Not Be Doing
This is not a back-office lettings administration role.
You will not be spending your days buried in paperwork, chasing routine maintenance, processing tenant documents, or managing every administrative detail of the tenancy lifecycle.
Our team will handle the management and back-office function.
Your role is sales, growth, landlord acquisition, and instruction generation.
What We Are Looking For
We are looking for someone with:
· Proven sales ability, ideally in lettings, estate agency, recruitment, car sales, financial services, B2B sales, or another target-driven environment
· Strong closing skills
· Confidence speaking to landlords, investors, and business owners
· High energy and resilience
· A serious work ethic
· Excellent communication and negotiation skills
· Ability to generate your own leads
· Commercial hunger and a desire to earn
· Strong local knowledge or the drive to develop it quickly
· Professional presentation and attention to detail
· A competitive, positive, can-do attitude
Lettings experience is desirable, but not essential. Sales ability, hunger, discipline, and drive matter more.

· Conversion rate from appointment to instruction
· Quality of handover to the lettings team
· Speed and consistency of follow-up
· Contribution to wider lettings book growth
This is a performance role. Results will be visible, measured, and rewarded.
