Location: Barry, Vale of Glamorgan
Salary: £25,000 per annum + Performance Bonus Scheme
Hours: Monday to Friday, 9:00am – 5:00pm
Job Type: Full-time, Permanent

About Us

Conrad Estate Agents is a modern, independent estate agency based in Barry, specialising in residential sales, lettings and property management. As our business continues to grow, we are looking for an organised, proactive and customer-focused Letting Administrator to support both our sales and lettings departments.

This is a varied and rewarding role, ideal for someone with estate agency or property administration experience who enjoys working in a fast-paced environment and wants to develop their career within a growing independent business.

The Role

You'll play a key role in the day-to-day running of the office, providing administrative support across both our sales and lettings departments. You'll help ensure our clients receive an excellent level of service while keeping compliance, sales progression and property administration running efficiently.

Responsibilities

Managing day-to-day property administration across sales and lettings
Answering incoming telephone and email enquiries
Welcoming customers into the office
Booking and coordinating property viewings
Carrying out property viewings when required
Carrying out routine property inspections
Preparing tenancy documentation and renewals
Coordinating move-ins and check-outs
Managing compliance, including EPCs, Gas Safety Certificates, EICRs, Right to Rent and AML documentation
Liaising with buyers, sellers, landlords, tenants, contractors and solicitors
Supporting sales progression from offer agreed through to completion
Uploading and maintaining property listings on Rightmove and Zoopla
Updating and maintaining Alto CRM accurately
Preparing property brochures, window cards and marketing materials
Assisting with offer notifications and memorandum of sale preparation
Supporting management with general office administration and diary management

About You

We're looking for someone who is:

Organised and highly motivated
Friendly, professional and customer-focused
Confident communicating both face-to-face and over the phone
Able to prioritise a busy workload and work independently
Detail-orientated with excellent organisational skills
Keen to develop within a growing independent estate agency

Essential

Previous experience in estate agency, lettings or property administration
Excellent communication and customer service skills
Good IT skills and confidence using office software
Full UK driving licence and access to a vehicle

Desirable

Experience using Alto CRM
Experience within residential sales and/or lettings
Knowledge of current property legislation and compliance

£25,000 annual salary
