Compliance Manager – Mortgages & Specialist Finance

Salary: £60,000 per year

Location: Watford, Hertfordshire

Job type: Full-time, permanent

Reporting to: Sam Busfield, Co-Founder and Director

About Loans Warehouse

Established in 2006, Loans Warehouse is an FCA-authorised, multi-award-winning financial services intermediary specialising in second charge mortgages, bridging and development finance.

As we continue to grow, we are looking for an experienced Compliance Manager to lead our Compliance function and take responsibility for regulatory compliance across the business.

This is an excellent opportunity for someone currently working in a senior compliance position within a mortgage lender, second charge lender, mortgage broker or specialist finance intermediary who is ready to take the next step and lead a Compliance team.

The Role

Reporting directly to Co-Founder Sam Busfield, the Compliance Manager will lead the Compliance team and oversee all FCA and regulatory responsibilities across Loans Warehouse.

This is a senior, hands-on position. You will provide clear and commercially considered compliance guidance to the Directors and wider management team while ensuring that the business continues to deliver good customer outcomes and meet its regulatory obligations.

You will be expected to understand the detail, identify potential risks and take ownership of implementing practical solutions. You will also play an important role in developing the Compliance team and embedding a strong compliance culture throughout the business.

Key Responsibilities

Lead, manage and develop the Loans Warehouse Compliance team.
Take ownership of the business’s compliance framework, policies, procedures and controls.
Develop and deliver a risk-based Compliance Monitoring Programme.
Ensure continued compliance with FCA requirements, including MCOB, CONC, Consumer Duty, financial promotions and the SM&CR.
Monitor regulatory developments and assess their impact on the business.
Provide clear advice and guidance to the Directors and senior management team.
Produce high-quality compliance reports for the Directors, clearly identifying risks, findings and recommended actions.
Oversee call monitoring, file reviews, quality assurance and adviser competency processes.
Ensure fair customer outcomes are embedded, monitored and evidenced across the customer journey.
Manage compliance findings and remedial actions through to completion.
Review and approve financial promotions, customer communications and other regulated content.
Oversee regulatory reporting, FCA notifications and responses to regulatory enquiries.
Act as the senior escalation point for complex compliance matters, complaints and potential regulatory breaches.
Oversee financial crime controls, including AML, KYC, customer due diligence, fraud prevention and suspicious activity processes.
Support the development and delivery of regulatory training across the business.
Work collaboratively with operational teams to ensure compliance is considered when introducing new products, partners, systems or processes.
Build a compliance culture that supports the business in growing safely while maintaining consistently strong customer outcomes.

Skills, Knowledge and Experience

Essential

Significant compliance experience within the first charge, second charge or wider mortgage sector.
Current experience in a senior compliance, compliance monitoring or regulatory oversight position.
Strong working knowledge of the FCA Handbook and the regulatory requirements applying to mortgage and credit intermediaries.
Detailed understanding of MCOB, CONC, Consumer Duty and the SM&CR.
Experience of designing, operating and maintaining compliance monitoring frameworks.
Experience of leading, managing or developing compliance colleagues.
Strong understanding of regulated mortgage advice and sales processes.
Ability to interpret regulatory requirements and turn them into clear, practical business processes.
Experience of producing compliance reports and presenting findings to senior management.
Confidence to challenge decisions constructively and act as a trusted adviser to the Directors.
Excellent attention to detail, judgement and communication skills.
A proactive, hands-on approach with the ability to manage competing priorities.

Desirable

Previous experience within the second charge mortgage or specialist finance market.
Experience working for both a lender and a broker or intermediary.
Experience engaging directly with the FCA.
CeMAP or an equivalent mortgage qualification.
A recognised compliance or financial crime qualification, such as an ICA qualification.
Experience overseeing data protection and UK GDPR obligations.
Knowledge of bridging finance and regulated bridging transactions.
Previous responsibility for regulatory reporting, complaints oversight or financial promotions approval.
