YOUR PLACE AT AXIOM
As our portfolio continues to grow, we are looking for a proactive, hands-on and people-focused Property Manager to join our team, overseeing a select group of hotels across the North of England. Reporting into our Property Director, this is a regional role with regular travel between sites. You will be the focal point for Axiom's Operations Teams, the Hotels and the Hotel Owners on all things property related — keeping our buildings running safely, smoothly and to the standard our guests expect. You'll take ownership of property condition, compliance and capital projects, while supporting and developing the Maintenance Managers based on site.
HOW YOU'LL PLAY YOUR PART
Responsibilities of the role will include but are not limited to:

Lead the property management of a select group of hotels, ensuring they are fully supported and able to trade to their full potential

Act as the focal point for Axiom's Operations Teams, the Hotels and the Hotel Owners on all things property related

Take overall responsibility for the condition, safety and compliance of the portfolio, carrying out regular property inspections, identifying issues early and creating clear action plans with hotel teams

Manage and support on-site Maintenance Managers across each property, providing guidance, direction and day-to-day leadership

Effectively manage budgets and service delivery, sometimes with limited resources, and contribute to monthly management reporting on property activity demonstrating attainment against targets

Plan, scope and manage capital expenditure and refurbishment projects; working with other stakeholders, lead and coordinate the delivery of larger projects to ensure delivery on time and on budget

Lead on the delivery of select special projects, such as the introduction of a property management system or similar

Oversee statutory compliance, health & safety requirements and risk assessments across the portfolio, ensuring records are accurate and up to date

Lead on contractor management, tendering and supplier relationships to ensure quality and value for money across the region

Build strong working relationships with GMs and HODs, understanding each hotel's priorities and supporting performance improvement

Support emergency planning and incident response across sites, acting as an escalation point for maintenance issues

Contribute fresh ideas to improve how Axiom manages property maintenance, sustainability and cost control

Help build and sustain a positive, safety-first culture across the portfolio

The right candidate should preferably hold MCIOB, RICS or a similarly relevant qualification, although consideration will be given to suitably experienced candidates who have held comparable roles. Proficiency in Microsoft Word, Excel and PowerPoint is also expected.
