We're not your typical estate agency.

Caledonia Portfolio specialises exclusively in investment property—helping landlords, portfolio owners and investors buy and sell tenanted properties, portfolios and commercial assets across Scotland.

We're growing quickly, investing heavily in marketing, technology and brand, and we're looking for another ambitious Sales & Investment Agent to join us.

If you're hungry, commercially minded and love being on the phone speaking to people, this could be one of the best opportunities in Scottish property.

The Role

This is a sales-first position.

You'll spend most of your day speaking to landlords, investors and property professionals—building relationships, generating opportunities and progressing deals.

If you enjoy sitting behind a computer waiting for enquiries, this isn't the role for you.

If you enjoy winning business, negotiating deals and controlling your own earnings, you'll thrive here.

What You'll DoGenerate New Business

Source new property instructions across Scotland.
Build relationships with landlords, investors and developers.
Carry out valuation appointments.
Grow your own network and referral pipeline.

Be On The Phone Every Day

Talking to people is your job.

You'll spend a large part of every working day making calls, following up leads and creating opportunities.

We expect our agents to be highly proactive—not reactive.

You'll:

Make high volumes of quality outbound calls every day.
Follow up every enquiry quickly.
Keep conversations moving.
Use WhatsApp, voice notes and video messages to build stronger relationships.
Never let good opportunities go cold.

Manage Investors

Match buyers with opportunities.
Understand investment criteria.
Build long-term investor relationships.
Become a trusted point of contact.

Negotiate Deals

Qualify buyers and sellers.
Negotiate offers confidently.
Progress transactions through to completion.
Work alongside solicitors and our operations team.

Advise Clients

Guide landlords on pricing and exit strategies.
Discuss yields, tenant situations and investment performance.
Help investors make informed buying decisions.

Property experience is an advantage, but outstanding sales ability and the willingness to learn are more important.
