Full job description

Company Overview
APG Build is the construction and delivery arm of APG Capital. We deliver residential apartment developments, conversions and new-build schemes across Liverpool, Merseyside and the North West.

We have a strong pipeline of live and upcoming projects and are expanding our commercial team. This opportunity would suit an experienced Quantity Surveyor with strong commercial awareness.

Job Summary
You will take commercial responsibility for allocated residential projects from pre-construction through to final account.

You will work directly with our construction, design and finance teams to control costs, procure subcontractors, protect project margins and ensure commercial risks are identified and resolved early.

Your level of project responsibility will reflect your experience, with support and progression available for a Quantity Surveyor moving into a senior position.

Key responsibilities

Prepare and maintain project budgets, cost plans, cash flows and cost-to-complete forecasts.
Manage subcontractor procurement, including tender packages, tender analysis, negotiation and order placement.
Produce accurate CVRs with clear reporting on margin, movements, risks, opportunities and required actions.
Manage valuations, subcontractor payments, variations, payment notices and final accounts.
Maintain effective change control and accurate commercial records.
Review drawings and specifications to identify scope gaps, commercial exposure and value-engineering opportunities.
Work closely with Site Managers and Contracts Managers to ensure procurement and commercial decisions support the construction programme.
Identify overspends, procurement delays and commercial risks early, with recommended corrective action.
Attend project meetings and visit sites regularly to maintain an accurate understanding of progress and cost.
Support the continued development of APG Build’s commercial systems and reporting standards.

Experience and qualities required

We are interested in speaking with experienced Quantity Surveyors who can demonstrate:

Experience working for a main contractor, residential developer or developer-contractor.
Strong subcontractor procurement and account-management experience.
Experience managing budgets, valuations, variations, cost reporting and final accounts.
Good knowledge of JCT contracts and construction payment processes.
Strong commercial awareness and the confidence to challenge costs, scopes and inaccurate information.
Good Excel or Google Sheets skills.
An organised, hands-on approach with clear and timely reporting.
Residential apartment, conversion, refurbishment or new-build experience would be particularly relevant.

A Quantity Surveying or Commercial Management qualification is preferred, but strong practical construction and commercial experience will also be considered.
