Property is one of the few industries where you can learn a genuinely commercial skill set from day one, without a degree and without prior experience in the sector. At Bloom Manchester, you will learn how homes are valued and marketed, how offers are negotiated, and how a sale or tenancy is taken from first enquiry through to completion. Those are skills that hold their value, and they are learned properly here rather than picked up in passing.
This is a structured entry route into the Manchester property market. You will start on £25,000, complete a six to twelve month training programme alongside experienced agents, and move to a base salary of £32,000 once you have met the required standards. Quarterly performance bonuses are available throughout, with a total annual bonus opportunity of up to £12,000. Beyond that, the progression routes within property are broad, and this role is designed as the first step rather than a short-term job.
Salary, Bonus and Working Hours
Starting salary: £25,000 per year
After training: £32,000 per year, following successful completion of the structured training programme and achievement of the required competency and performance standards, normally within six to twelve months
Bonus: Quarterly performance-related bonuses, with a total annual bonus opportunity of up to £12,000. This figure is an opportunity rather than guaranteed income. Bonus payments are linked to agreed performance measures, which may include completed transactions, appointment activity, property instructions, customer service standards, and individual or branch targets. The same quarterly structure remains in place after the salary increase.
Working hours:
- Monday to Friday: 10:00am to 5:00pm
- Saturday: 10:00am to 2:00pm
- You will work five days per week, not six
To be clear on the rota: Saturdays are part of the working week, and you will receive one scheduled weekday off in return. If you work Saturday, you will have a weekday off that week. Your rota is set in advance so you can plan around it.
Contract: Full-time, permanent. Immediate start available.
About the Opportunity
Bloom Manchester is looking for ambitious people who want to build a long-term career in property rather than simply find their next role. You do not need estate agency experience. What matters is that you are motivated to learn the trade properly and willing to put in the groundwork during your first year.
Manchester is a demanding and fast-moving property market. City centre apartments, family housing in Didsbury and Chorlton, the rental demand across Salford, and the very different buyer profiles in Stockport, Trafford and Altrincham all behave differently. Learning to read those differences is a large part of becoming a capable agent, and you will be doing it in one of the most active regional markets in the country.
Estate agency also builds transferable commercial skills, including negotiation, client management, objection handling and working to measurable targets. Longer term, the routes open to you may include Estate Agent, Senior Negotiator, Lettings Negotiator, Property Manager, Valuer, Branch Manager or Business Development Manager. The market knowledge you build, covering property values, rental demand, yields and local conditions, also gives a practical grounding for anyone who later takes an interest in property investment with the appropriate knowledge and financial planning. We would not suggest this role will make you a property investor, but it will teach you how the market actually works.

Your Responsibilities
- Responding to property enquiries from prospective buyers and tenants, by phone, email and portal
- Booking and conducting accompanied property viewings across the branch's patch
- Following up with applicants after viewings and recording detailed, useful feedback for vendors and landlords
- Building working relationships with landlords, vendors, buyers and tenants
- Supporting property appraisals by researching comparable local sales and rental evidence
- Negotiating offers under the guidance of experienced colleagues
- Keeping property listings, client records and CRM information accurate and current
- Supporting sales and lettings progression, chasing solicitors, referencing providers and outstanding documents
- Monitoring agreed actions and deadlines so nothing stalls between offer and completion
- Working towards individual and branch performance targets
- Identifying opportunities to generate valuations, instructions and referrals
- Maintaining up-to-date knowledge of Manchester neighbourhoods, pricing and market trends

Previous experience in sales, customer service, hospitality, retail, recruitment, telesales or account management may help you settle in quickly, but it is not essential. A university degree is not required. We are equally happy to hear from career starters, career changers and anyone with strong transferable skills.
A full UK driving licence is desirable and useful for travelling between properties, but it is not essential.

You will begin by shadowing experienced colleagues on viewings, valuations and client calls. As your confidence and competence build, you will take on your own viewings, enquiries, follow-ups and negotiations with increasing independence, with support available throughout.
The increase to the £32,000 base salary follows successful completion of the training programme and achievement of the required competency and performance standards.
