Full job description

We look after over 20 short-let and serviced accommodation properties in Norwich, and the portfolio is growing.

We're looking for one experienced cleaner to take charge of the whole cleaning and housekeeping side. Turning round the properties, keeping the linen moving, prepping and restocking, walking inspections, and organising a small bank of part-time cleaners for the busy days.

This is a self-employed contract, not a job. You invoice us. If you already clean for yourself, or you run a small round with one or two people helping you, you're exactly who we're looking for.

Starting as soon as possible, ideally next week.

What you'd earn

- £17.50 an hour, for every hour. Cleans, linen, prep, inspections, coordination, one rate across all of it. No complicated per-job pricing to work out.

- A minimum of 20 hours' work a week, guaranteed. That's £350, even in a quiet week. Self-employed cleaning never gives you that. We will.

- Realistically £500 to £750 a week once you're up to speed, and rising as we take on more properties.

- Bring your own people and you keep the difference. Every hour worked on our properties is billed to us at £17.50, including hours worked by anyone you bring in. What you pay them is your business, not ours. That margin is yours.

- Paid fortnightly. The period runs Monday to Sunday across two weeks and you're paid on the Friday after it closes. No 30 day terms, no chasing.

The days

Weekdays are the backbone of this, and there's some weekend cover in it too.

Fridays and Sundays are our busier changeover days, and you don't have to cover them yourself. If Sundays don't suit you, put one of your part-timers on them permanently. Plenty of people want exactly that shift. Whoever does the clean gets paid for it, and it's yours to arrange.

There's also more room to move than you'd expect. We only take a two night minimum stay, so most Sunday changeovers can be pushed to an early Monday start instead, as long as everything is done and signed off before the next guest arrives.

Midweek is where the linen, prep, restocking, inspections and organising sit.

What we care about is that every property is ready for its next check-in, not that you personally worked a particular day. The one thing that can't slip is a guest arriving at a property that isn't ready. Everything else is negotiable.

What you'd actually be doing

Priority always goes to whatever has to be ready for the next guest.

- Guest turnovers. Cleaned, restocked, staged and genuinely guest-ready.

- Linen. Strip, bag, run it to the launderette, then sort, fold and pack complete bed sets ready to go out. We're bringing washing and drying in-house shortly after you start, and you'd be the one running it.

- Prep and restocking. Consumables, welcome packs, making a property right before someone walks into it.

- Inspections. Walking properties, finding the maintenance problem before a guest does, photographing and reporting it.

- Running the team on busy days. When there are four or more cleans in a day, you organise two or three part-timers to cover. You pick them, you brief them, you pay them, you check their work.

- Keys and access. Signed in and out properly, every time.

There's more to this than cleaning. On a quiet midweek day you might spend the morning on linen and the afternoon walking two properties and sorting next week's cover. If you like the organising side as much as the cleaning, you'll enjoy it.

Who this suits

- You've cleaned properly, for money, for at least two years. Holiday lets, Airbnb changeovers, end of tenancy or hotel housekeeping all count.

- You're already self-employed, or ready to register. Sole trader or limited company, either is fine.

- You have your own public liability insurance, or are happy to arrange it.

- You can provide a basic DBS check, and so can anyone you bring in.

- You drive and have your own vehicle. The properties are spread across Norwich.

- You've managed people, or you're the sort who naturally ends up doing it. You need to be able to tell someone their work isn't good enough and have them come back anyway.

- You answer your phone, and you tell us straight away when something's gone wrong. That matters to us more than almost anything else.

Why it's worth a look

- Guaranteed work. 20 hours a week minimum, which is the one thing self-employed cleaning doesn't give you.

- A growing portfolio. Over 20 properties now and more coming, so the work builds rather than dries up.

- You control the pattern. Cover the days however suits you, as long as properties are ready.

- You keep the margin on your own team. Their hours bill at £17.50 whatever you pay them.

- No exclusivity. Keep your own clients. We're not asking you to give up a round you've spent years building.

- Room to grow. We take on contract cleaning for other clients too, so there's more here if you want to fill your week.

- You'd be running it. This isn't a rota you get handed. You'd own the standard.
