Full job description

The Maintenance Operative is responsible for ensuring the care home's buildings, grounds, equipment, and facilities are maintained to a high standard, providing a safe, secure, and comfortable environment for residents living with dementia, visitors, and staff. The role requires a proactive approach to maintenance, health and safety, and compliance with relevant regulations while always working with respect and sensitivity towards residents.

Key ResponsibilitiesGeneral Maintenance

Carry out routine maintenance, repairs, and decorating throughout the home.
Respond promptly to maintenance requests from staff.
Maintain heating, lighting, plumbing, and basic electrical fixtures (within competence).
Assemble and repair furniture and fittings.
Ensure external areas, pathways, gardens, and car parks are safe and well maintained.

Health & Safety

Complete regular health and safety inspections of the building and grounds.
Undertake routine fire safety checks, including fire doors, emergency lighting, extinguishers, and escape routes.
Maintain accurate records of maintenance activities and statutory checks.
Ensure compliance with Health and Safety legislation and Care Quality Commission (CQC) requirements.
Identify and report hazards, taking immediate action where appropriate.

Contractors & Compliance

Liaise with external contractors and service providers.
Monitor contractor work to ensure safety and quality standards are met.
Assist with servicing and inspections of equipment.
Maintain records of maintenance schedules, certificates, and compliance documentation.

Dementia Care Environment

Support a calm, safe, and dementia-friendly environment.
Carry out work in a manner that minimises disruption to residents.
Show patience, understanding, and respect when interacting with residents and their families.
Be aware of the needs of people living with dementia and adapt communication and working practices accordingly.

Security

Ensure the building is secure at all times.
Carry out routine security checks.
Assist with emergency procedures as required.
Respond appropriately to out-of-hours emergencies.

Person Specification Essential

Experience in general building maintenance or property maintenance.
Practical skills in plumbing, decorating, carpentry, and basic repairs.
Good understanding of health and safety requirements.
Ability to prioritise workload and work independently.
Good record-keeping and organisational skills.
Friendly, approachable, and professional manner.
Reliable and trustworthy.

Desirable

Experience working in a care home, healthcare, or supported living environment.
Knowledge of dementia-friendly environments.
Basic understanding of CQC standards.
Relevant maintenance qualification (e.g. City & Guilds, NVQ, or equivalent).
Fire safety or health and safety training.

Working Conditions

24 hours a week.
Participation in an on-call or emergency response rota may be required.

The post holder is responsible for promoting and safeguarding the welfare of all residents. They must report any concerns regarding abuse, neglect, or poor practice immediately in accordance with the home's safeguarding policies and procedures.
