Sales & Lettings Manager

Wallsend | £28,000pa + bonuses (OTE £32,000 - £35,000)

A genuine opportunity to make your mark

We are a successful, independent estate agency looking for an experienced and ambitious Sales and Lettings Manager to take responsibility for our busy Wallsend office. This is an in-branch role and a drivers license and car are essential.

With approximately 200 managed lettings properties, a team of five and a newly established sales operation, this is a substantial role with real responsibility — but, importantly, you will have genuine autonomy to run the branch and influence its future direction.

The role

The primary focus of the role will be residential sales, including winning new instructions, conducting valuations, negotiating sales and driving the branch towards its financial and growth targets.

You will also be responsible for the lettings management service, landlord appointments, market appraisals, ensuring clients are well looked after, compliance and procedures are followed, complaints handled compliantly and agreed targets are achieved.

This is a hands-on management position for someone who enjoys winning business, leading a team and taking responsibility for the overall success of the branch.

You will have the freedom to:

Develop and implement your own business strategy
Win new sales and lettings instructions
Build strong relationships with landlords, vendors and buyers
Drive branch revenue and profitability
Lead, motivate and develop the existing team
Identify opportunities to grow the managed lettings portfolio
Develop the sales side of the business
Make decisions quickly without layers of corporate approval
Work directly with the owners/directors to shape the branch and the wider business
Work towards ARLA industry qualifications Level 3 and Level 4

Who we’re looking for

You may already be an experienced Branch Manager, or you could be a strong Senior Valuer, Sales Manager or Lettings Manager or maybe you are a successful Sales Executive or manager from another industry who feels passionate about property and is ready to take the next step into this industry. We are interested in people with ambition who are commercially minded and have leadership ability to drive the business forward.

Demonstrate a strong track record in business retention
Win instructions and generate new business
Have a general understanding of both sales and lettings
Lead and motivate a team
Build lasting client relationships
Work independently and make confident decisions
Think commercially and look for opportunities to grow the business
Take ownership rather than waiting to be told what to do
Have excellent customer service skills
Possess strong problem solving skills with the confidence to handle and resolve client issues effectively

The package

£28,000 basic salary
Realistic OTE £32,000-£35,000+
