Trainee Estate Agent
Yardley, Birmingham | £26,500 base salary + performance bonus | Full Time | Immediate Start

CityEnds is a Birmingham property business based in Yardley, and this role is your route into it. You will start by learning the fundamentals of estate agency, then broaden your knowledge across lettings, valuations, property management and the wider deal-making side of the business. For someone who wants to understand how property actually works, rather than just do one narrow job, this is a strong place to begin.

This is a full time opportunity to build a proper career in property, starting on a base salary of £26,500 with quarterly performance bonuses of up to £15,000 a year on top. No previous estate agency experience is needed. You will be taught property sales, negotiation, lettings and property management from the ground up, working with real Birmingham properties across the different sides of the industry. On successful completion of the structured training programme, usually within 8 to 12 months, your base salary rises to £32,000 while keeping the same bonus structure.

Because we are involved across several parts of the sector rather than one narrow slice, a trainee here gets exposure to how properties are marketed, valued, negotiated, let and managed. That breadth is one of the main reasons this role stands out.

What You Will Learn

Over your first 8 to 12 months you will develop practically, through coaching, observation and hands-on involvement rather than classroom sessions. You will learn how the Birmingham residential property market works and how to speak confidently with buyers, sellers, landlords and tenants. You will build skills in handling enquiries, arranging and supporting viewings, and following up with prospective buyers and tenants. Sales negotiation and handling objections form a core part of the training, alongside professional telephone communication and client relationship management.

You will also gain a working understanding of lettings and property management processes, how valuations are reached and how properties are positioned within the market, plus the property and customer systems that keep everything running. Throughout, you will work towards individual and team targets and start to understand the commercial thinking behind estate agency.

What You Will Be Doing

Handling new property enquiries from buyers, tenants, landlords and vendors
Understanding what clients are looking for and matching them to suitable properties
Booking, coordinating and supporting property viewings
Following up with prospective buyers and tenants after viewings
Building relationships with prospective clients and keeping in regular contact
Keeping property and customer records accurate and up to date
Supporting negotiations between parties as your experience grows
Learning property sales and lettings procedures alongside experienced colleagues
Working towards agreed activity and performance targets

Previous experience in retail, hospitality, customer service, telesales, sales, recruitment, account management, business development, lettings or property is useful but not essential. Graduates, school and college leavers with commercial instincts, and career changers who genuinely want to move into property are all welcome to apply. You do not need a degree.

Where This Could Take You

Learning estate agency gives you far more than one job title. As you develop knowledge across negotiation, property sales, lettings, property management, valuations and client relationships, several routes can open up over time, including sales negotiation, senior negotiation, lettings, property management, branch management and business development.

Understanding how properties are valued, negotiated, let and managed also gives you genuine practical grounding in how property works commercially, which is useful for anyone who may eventually want to understand property investment for themselves. We cannot promise a specific progression path, but the skills you build here are ones that carry across the whole industry.

Salary and Development

Your starting base salary is £26,500 per year. On top of this, you can earn quarterly performance related bonuses, up to £15,000 a year in total. These bonuses are based on performance and are not guaranteed.

During training, that means potential total earnings of up to £41,500 a year, subject to performance. On successful completion of the training programme, expected within roughly 8 to 12 months, your base salary increases to £32,000 while the same quarterly bonus structure continues, giving potential total earnings of up to £47,000 a year, again subject to performance. The salary increase is tied to successful completion of the programme.

Working Hours

You will work five days a week, fully onsite in Yardley. Weekdays run Monday to Friday, 9:00am to 5:00pm, with Saturday hours of 10:00am to 2:00pm. Where Saturday forms part of your working week, a weekday is given as part of the rota, so you always work five days rather than six.
