Role Purpose
To support the Maintenance Manager and Home Manager in maintaining safe, compliant, well-presented and dignified care-home environments across the Society. The Maintenance Assistant contributes to residents’ safety, comfort and wellbeing by completing routine maintenance, planned checks, responsive repairs, grounds upkeep and accurate records in line with organisational procedures and health and safety requirements.
Key Responsibilities
· Carry out maintenance duties as directed by the Maintenance Manager and Home Manager, including routine repairs, planned preventative maintenance and responsive to tasks arising from daily operational needs.
· Complete practical maintenance tasks including plumbing, decorating, basic joinery, minor building repairs, garden and grounds maintenance, and minor electrical tasks within legal and competency limits.
· Maintain the buildings, gardens, pathways, signage, sheds, outbuildings, waste areas and external spaces so they remain safe, tidy, accessible and welcoming for residents, families, staff and professionals.
· Support fleet vehicle upkeep and property servicing as required, escalating specialist or higher-risk matters to the Maintenance Manager.
· Use, store and maintain tools, equipment, materials and maintenance supplies safely and securely, ensuring hazardous substances are used only in line with COSHH guidance and relevant risk assessments.
· Liaise professionally and respectfully with residents, colleagues, contractors, visitors and external agencies, recognising that maintenance work takes place within residents’ home environment.
Compliance, Records and Safety Checks
· Undertake scheduled checks accurately and on time, including fire alarm testing, fire doors, call points, fire exits, door retaining devices, emergency lighting, water temperature checks, equipment inspections and other maintenance-related audits.
· Assist in the completion of monthly health and safety checks across maintenance-related areas of the Home and progress all identified actions until resolved.
· Undertake actions directly where appropriate, safely and where legally permitted, escalating to the Maintenance Manager where specialist intervention, budget approval or higher-level decision-making is required.
· Maintain clear, accurate and audit-ready records of all maintenance tasks, safety checks, inspections, repairs, actions taken and outstanding issues.
· Maintain and respond to the Maintenance Book of work requests or equivalent reporting system, ensuring defects are reviewed, prioritised and addressed promptly.
· Report and act on known defects, damaged furniture or equipment, appliance concerns, environmental risks and potential hazards in line with Society procedures.
· Ensure first aid boxes remain well stocked and that contents are checked against expiry dates as required.
Health, Safety and Safe Working
· Work in accordance with health and safety legislation, Society policies, fire safety procedures, COSHH, RIDDOR, infection-control requirements and role-specific risk assessments.
· Take reasonable care for personal safety and for the safety of residents, colleagues, visitors and contractors who may be affected by maintenance activities.
· Ensure areas where work is being carried out are clearly marked, access is restricted where appropriate, and communal areas remain free from avoidable obstruction, dust, noise and trip hazards.
· Use appropriate PPE, safe isolation practices and safe handling procedures at all times.
· Keep knowledge of health and safety best practice up to date and complete all required online and face-to-face training within required timescales.
Safeguarding, Confidentiality and Data Protection
· Complete required Safeguarding and other relelvant training, and report any safeguarding concerns immediately in line with Society procedures.
· Respect the dignity, privacy, choices and rights of residents at all times, particularly when working in bedrooms, bathrooms, communal areas or other sensitive areas of the Home.
· Maintain confidentiality and handle information in accordance with Society procedures, UK GDPR, the Data Protection Act 2018 and applicable information-security requirements.
· Use or disclose personal information only where authorised and necessary for the proper performance of duties.
Person Specification
Technical Skills
· Demonstrable practical ability in plumbing, decorating, basic joinery, general repairs, grounds maintenance and minor electrical tasks within legal and competency limits.
· Confident with tools, safe working methods, basic fault-finding and producing a professional finish in resident, staff and public areas.
· Able to complete clear written and electronic records, including audit and maintenance logs.
Compliance and Safety
· Good understanding of health and safety, COSHH, fire safety, infection-control expectations and safe systems of work.
· Works strictly within legal limits and organisational procedures, escalating appropriately where work requires specialist qualification, authorisation or contractor support.
· Demonstrate accuracy, attention to detail and ownership of actions through to completion.

· Calm, respectful, professional and considerate when working around residents, relatives, visitors and colleagues.

· Subject to satisfactory enhanced DBS clearance and completion of required mandatory training.

· Support the wider maintenance function by understanding aspects of the Maintenance Manager’s role where appropriate, to support and assist during absence, peak workload or service need.
· Communicate clearly with colleagues and contribute positively to a safe, respectful and well-maintained care-home environment.
General Conditions
