Maintenance Technician

Reports to

Job Purpose

As a fast-growing and ambitious company, we're looking for a skilled and proactive Maintenance Technician to join our expanding team and help us deliver outstanding living environments.

As a Maintenance Technician, you'll play a vital role in ensuring our properties are safe, well-maintained, and welcoming. From carrying out planned and reactive maintenance to identifying opportunities for improvement, you'll help create an environment where students can live comfortably and confidently throughout their university journey.

Working closely with the Property Team and external contractors, you'll take pride in maintaining the highest standards of presentation, safety, and compliance across the property. Your attention to detail, practical skills, and commitment to quality will ensure maintenance issues are resolved efficiently, helping to deliver an exceptional resident experience.

Key Responsibilities

Reactive Maintenance

Respond promptly to maintenance requests, ensuring issues are resolved efficiently and professionally.
Diagnose and carry out repairs including:
Plumbing (leaks, blocked drains, taps, toilets and sanitary ware)
Basic electrical maintenance (lighting, sockets and minor repairs)
Carpentry and joinery (doors, locks, furniture and fittings)
Heating, ventilation and general building maintenance
Painting, decorating and cosmetic repairs where required
Escalate specialist repairs to the Property Team
Maintain accurate records of completed works using the company's maintenance systems.

Planned Preventative Maintenance (PPM)

Complete planned maintenance schedules to minimise reactive repairs.
Carry out routine inspections of accommodation, plant and communal facilities.
Support statutory compliance testing, including:
Emergency lighting
Fire alarm testing
Fire doors and escape routes
Water hygiene monitoring
Equipment and appliance inspections
Identify potential maintenance issues before they become major repairs.

Health, Safety & Compliance

Work safely at all times and comply with company Health & Safety policies.
Ensure all maintenance activities meet current legislation and best practice.
Report hazards, defects or compliance concerns immediately.
Support audits, inspections and statutory compliance programmes.
Promote a safe environment for residents, visitors and colleagues.

Resident Experience

Deliver a friendly, professional and customer-focused service.
Keep residents informed of repair progress and expected completion times.
Respect residents' privacy and follow access procedures at all times.
Build positive relationships that contribute to an exceptional student experience.

Room Turnaround & Building Presentation

Prepare bedrooms and communal areas for new arrivals.
Carry out repairs, decorating and quality checks during summer turnaround periods.
Maintain high presentation standards throughout the property.
Support housekeeping and operational teams where required to ensure the building always looks its best.

Contractor Management

Assist with coordinating external contractors.
Monitor contractor performance and quality of work.
Ensure contractors comply with site safety procedures and company standards.
Report completed works and identify any follow-up actions required.

General Responsibilities

Participate in emergency response procedures where required.
Assist with seasonal projects and planned improvements.
Support the wider Property Team in delivering operational excellence.
Undertake any other reasonable duties appropriate to the role.

What We're Looking For

Essential

Experience in general building maintenance or a similar role.
Practical knowledge across plumbing, joinery, decorating and basic electrical repairs.
Excellent fault-finding and problem-solving skills.
Strong organisational skills and the ability to prioritise workloads.
Good IT skills for recording maintenance activities.
Excellent communication and customer service skills.
Understanding of Health & Safety legislation and safe working practices.
Full UK driving licence (if required for the role).

Desirable

Experience within Purpose-Built Student Accommodation (PBSA), residential property, hotels or facilities management.
Relevant trade qualification (Plumbing, Electrical, Carpentry or Multi-Skilled Maintenance).
Knowledge of fire safety, water hygiene, PAT testing or statutory compliance.
First Aid at Work qualification.
