The Role
We are seeking a proactive and practical Maintenance Operative to support the day-to-day upkeep, safety and presentation of our student accommodation property.
This is a fully site-based role within a small and collaborative operational team. The successful candidate will play an important role in ensuring the building, grounds and resident areas are maintained to a high standard through a combination of planned maintenance, reactive repairs and operational support.
The role requires a hands-on and flexible individual who takes pride in their work, works well independently and positively contributes to the wider success of the site and resident experience.
Key Responsibilities
Building Maintenance & Repairs
Carry out planned and reactive maintenance tasks across the property.
Complete minor repairs to building fabric, fixtures and fittings including:
Doors, locks, windows and furniture
Basic plumbing repairs and maintenance
Minor painting and decorating works
General repairs and adjustments
Identify maintenance issues proactively and ensure defects are resolved or escalated appropriately.
Support room inspections, room turnarounds and preparation of accommodation for incoming residents.
Ensure plant rooms, storage areas, back-of-house spaces and communal areas remain safe, clean and operational.
Grounds & Site Presentation
Support the upkeep and presentation of external grounds and outdoor communal areas.
Maintain high standards of cleanliness, safety and presentation throughout the property.
Assist with waste management, site organisation and seasonal operational tasks where required.
Contribute to creating a safe, welcoming and well-maintained environment for residents and visitors.
Compliance & Health and Safety
Carry out routine visual health and safety inspections across the site.
Report hazards, incidents, defects and compliance concerns promptly.
Follow company health and safety procedures, safe systems of work and COSHH requirements.
Support compliance-related activities including fire safety checks, water hygiene tasks and preventative maintenance activities where appropriately trained.
Work safely and responsibly at all times, helping to maintain a compliant and secure living environment.
Resident & Operational Support
Respond professionally and courteously to resident maintenance requests and queries.
Support the wider operational team during busy periods and key operational events.
Assist contractors and specialist engineers by providing site access and operational support where required.
Build positive working relationships with residents, colleagues, suppliers and contractors.
Demonstrate flexibility and willingness to support the wider team with reasonable operational duties where needed.
Communication & Administration
Accurately log maintenance issues, completed works and outstanding actions using company systems.
Communicate effectively with management regarding priorities, risks and maintenance updates.
Escalate urgent or specialist repair requirements appropriately.
Maintain accurate records in line with operational and compliance procedures.

About You
We are looking for someone who:
Has previous experience in a maintenance, facilities, caretaking or site-based role.
Has practical knowledge of general building maintenance and repairs.
Takes pride in maintaining high standards and delivering quality work.
Is proactive, reliable and able to manage workload effectively.
Demonstrates a flexible and team-focused approach.
Has good communication and customer service skills.
Understands the importance of health and safety within a residential or commercial environment.
Is comfortable working independently whilst contributing positively to a wider team.
Working Relationships
Reports directly to the Property Manager.
Works closely with on-site operational teams, contractors and external suppliers.
Supports the day-to-day operational delivery of the property.
Additional Information
This is a fully site-based role involving a combination of planned maintenance, reactive repairs, grounds upkeep and operational support activities.
Due to the nature of a small team environment, flexibility and a willingness to assist with reasonable additional duties outside of core maintenance responsibilities are important aspects of the role.
