We are seeking an experienced Freelance/Employed Senior Site Manager to lead a variety of refurbishment, extension and construction projects across the South East. Projects will include local authority schemes, commercial refurbishments, listed and heritage buildings, residential extensions, public sector works and high-quality renovation projects.The successful candidate will take full responsibility for the day-to-day management of site operations, ensuring projects are delivered safely, to the highest quality standards, on programme and within budget.This is a hands-on leadership role requiring excellent construction knowledge, strong planning and organisational skills, and the ability to coordinate multiple trades, consultants and stakeholders.
Key Responsibilities
- Lead the safe and efficient delivery of refurbishment, extension and new build projects from commencement through to completion.
- Maintain the highest standards of health, safety and environmental management in accordance with current legislation and company procedures.
- Establish quality standards on site and ensure works are delivered in accordance with drawings, specifications, Building Regulations and client expectations.
- Review and interpret construction drawings, specifications and contract documents to ensure compliance.
- Coordinate subcontractors, suppliers and direct labour to maintain programme and productivity.
- Chair and manage site progress meetings with subcontractors and project stakeholders.
- Liaise with architects, structural engineers, building control officers, local authority representatives and consultants to resolve technical issues.
- Monitor outstanding design information and ensure timely release to avoid programme delays.
- Manage material procurement and call-offs in conjunction with the Quantity Surveyor and Project Manager.
- Monitor project programmes and proactively identify and mitigate risks to delivery.
- Produce regular progress reports and provide accurate updates to senior management and clients.
- Ensure works are carried out in the most efficient and cost-effective manner, reducing waste and maintaining budget control.
- Manage client expectations and maintain excellent communication throughout the project lifecycle.
- Oversee snagging, practical completion, handover and defects management to ensure a high-quality finish.
- Support commercial teams by identifying variations, recording change management and assisting with subcontractor management.
- Maintain continuous professional development and comply with company policies and procedures.
Person SpecificationQualifications
- Minimum 5 years' experience working for a Main Contractor in a Site Manager or Senior Site Manager role.
- Relevant Level 4 qualification (HNC/NVQ Level 4 or equivalent) or significant industry experience.
- SMSTS Certificate.
- CSCS Manager Card.
- First Aid at Work Certificate.
- Full UK Driving Licence.
- Competent in Microsoft Office and construction management software.
A construction-related degree or HND would be advantageous but is not essential.
ExperienceThe successful candidate should demonstrate experience in one or more of the following:
- Local Authority projects.
- Commercial refurbishment schemes.
- Listed and heritage building refurbishment.
- Residential extensions and alterations.
- High-end residential refurbishments.
- Public sector construction projects.
- Structural alterations and complex renovation works.
- Managing multiple subcontractors and specialist trades.
- Delivering projects under JCT contracts.
- Working closely with clients, consultants and contract administrators.
- Strong understanding of Building Regulations and quality assurance processes.
- Programme management and sequencing of works.
- Commercial awareness, including identifying variations and controlling costs.
- Successful delivery of projects through to practical completion and defects management.
