Property Manager
Location: South Lakes & West Coast
Job Type: Part-Time, Permanent (with the opportunity to increase to Full-Time as the role develops)
Reporting To: Owner / Territory Manager
Salary: £27,000 - £X FTE (pro rata for 24 hours/week), negotiable depending on experience
About the Role
We are looking for a reliable and highly organised Property Manager to oversee the day-to-day operations of our short-term rental properties.
You will play a key role in ensuring our properties are always clean, safe, well maintained, and ready for guests. This is a hands-on operational role requiring strong coordination skills, attention to detail, and the ability to manage multiple priorities.
You will work closely with cleaners, maintenance providers, property owners and guests to deliver a consistently high standard of service across our portfolio.
This is primarily a home-based role with regular travel to our managed properties throughout the South Lakes and West Coast. The role offers flexibility but will require working hours to meet the needs of the business. While the majority of work will take place during weekdays, occasional evenings, weekends and out-of-hours support will be required when necessary.
Key Responsibilities
Day-to-Day Operations
- Coordinate daily operations across all properties, ensuring smooth changeovers and guest arrivals.
- Oversee cleaning schedules and ensure properties are consistently prepared to a high standard.
- Manage last-minute changes, urgent issues and operational requirements.
- Support efficient guest arrivals and departures.
Cleaners & Maintenance Coordination
- Liaise with cleaning teams to ensure consistent quality standards are met.
- Schedule and follow up on maintenance tasks and repairs.
- Coordinate contractors for planned maintenance and urgent issues.
- Ensure all properties remain fully operational and guest ready.
Compliance, Health & Safety
- Maintain oversight of all property health and safety requirements.
- Ensure annual servicing, inspections and safety checks are completed on time (including gas, electrical and fire safety where applicable).
- Keep accurate compliance records and documentation.
- Identify and escalate any safety or maintenance risks promptly.
Guest Support
- Respond to guest enquiries promptly and professionally.
- Assist in resolving guest issues during their stay.
- Escalate more complex issues where appropriate.
- Help deliver an exceptional guest experience.
Property Standards
- Conduct regular property inspections to ensure standards are maintained.
- Monitor stock levels of linen, toiletries and guest consumables.
- Ensure every property is presented to a consistently high standard.
About You
Essential Skills & Experience
- Experience in property management, hospitality, serviced accommodation or a similar operational role.
- Excellent organisational skills with the ability to manage multiple tasks simultaneously.
- Strong communication and problem-solving skills.
- Experience coordinating contractors, cleaners or third-party suppliers.
- Comfortable using digital systems, apps and scheduling software.
- Full, clean UK driving licence and access to your own vehicle (essential).
Desirable
· Experience managing property maintenance and compliance processes.
· Experience using social media to promote a business, including creating content for platforms such as Facebook and Instagram.
· Basic marketing knowledge, including photography and creating engaging property listings.
· Experience using property management software and online booking platforms.
