Full job description

Property Administrator / Property Manager

We are seeking an enthusiastic and motivated Property Administrator / Property Manager to support the wider business across a varied residential property portfolio.

The ideal candidate will have experience in residential property management, although experience in commercial property would also be advantageous.

A good working knowledge of both freehold and leasehold property would be beneficial. The successful candidate should possess strong organisational skills, excellent attention to detail, a professional telephone manner, and the ability to communicate effectively with clients, tenants, contractors, and customers.

Key Responsibilities

Reviewing and administering residential property matters across the portfolio
Cost management, including reviewing service charge budgets, analysis, and forecasting
Reviewing leases, budget comparisons, and challenging assumptions to help drive efficiencies and cost savings
Undertaking property inspections and preparing detailed inventory and schedule of condition reports
Carrying out follow-up inspections after contractor works to ensure works have been completed to an acceptable standard
Processing documentation for new tenancies and tenancy renewals
Budget and account analysis relating to major works projects, including forecasting landlord recoveries
Obtaining and reviewing quotations for residential and construction-related works
Assisting with tenant and contractor queries
Acting as the lead contact for maintenance matters, including dealing with queries, obtaining quotations, seeking management approval, and coordinating programmes of works
Supporting the wider finance and property management functions where required

Skills & Attributes

Strong numerical and analytical skills with the ability to critically assess financial information
Excellent problem-solving ability
Strong organisational skills with the ability to prioritise workloads effectively
Good negotiation skills and commercial awareness
High attention to detail and accuracy
Strong written and verbal communication skills
Proficient in Microsoft Office, particularly Excel

Experience & Knowledge

Ideally 2–3 years’ experience within property management or service charge accounting
Good understanding of budgets, tenant queries, and lease interpretation
Experience with residential property management preferred
Ideally an understanding of RICS

Job Types: Full-time, Permanent

Pay: From £35,000.00 per year
