We’re now looking for a Property Services Operative to become a key member of our Operations family.
This is a varied, hands-on role where no two days are guaranteed to be the same. You’ll be out across our properties making sure homes are safe, well maintained, clean and ready for occupation.
From carrying out repairs and inspections, to preparing empty properties, clearing unwanted items and spotting issues that need attention — you’ll play a really important part in keeping our properties to the standard our occupiers, landlords and clients expect.
So, what will you actually be doing?
You’ll have a real mix of responsibilities, including:
Property Maintenance
- Carrying out planned, preventative and reactive maintenance across residential properties
- Completing general repairs such as basic plumbing, carpentry, decorating, plastering and tiling
- Undertaking minor electrical works where you are competent and authorised to do so
- Diagnosing faults and deciding on the appropriate action
- Responding to maintenance requests and emergency call-outs when required
- Identifying work outside your level of competence and making sure it is passed to the appropriate specialist
Property Inspections
- Carrying out routine inspections of occupied and vacant properties
- Completing check-in and check-out inspections where required
- Identifying maintenance defects, health and safety concerns and compliance issues
- Taking photographs and producing clear, accurate inspection reports
- Keeping our digital systems and property records up to date
- Liaising with occupiers, landlords, contractors and colleagues to make sure issues are dealt with properly
Void Property Cleaning & Preparation
- Deep cleaning vacant properties and getting them ready for their next occupier
- Cleaning kitchens, bathrooms, bedrooms, living areas and communal spaces
- Cleaning fixtures, fittings, cupboards, appliances, windows and internal surfaces
- Carrying out carpet cleaning where trained and authorised
- Removing dust, debris and residual waste
- Spotting and reporting maintenance issues while you're working
- Making sure properties are presented to the required standard before occupation
Property Clearances & Disposal
- Clearing furniture, appliances, household items and waste from properties
- Sorting items for disposal, recycling or donation in line with our procedures
- Safely loading, transporting and unloading items
- Completing waste transfer documentation where required
- Making sure disposal activities are carried out safely and responsibly
- Reporting any hazardous materials or unsafe conditions immediately
What kind of person are we looking for?
We’re not necessarily looking for someone who can do absolutely everything.
We’re looking for someone who is practical, reliable, organised and willing to get stuck in.
You’ll ideally have experience in one or more of the following:
- Property maintenance
- Property inspections
- Void property cleaning
- Property clearance
- Facilities or building maintenance
- Working within residential properties
You’ll also need:
- Good knowledge of general building maintenance practices
- An understanding of Health & Safety requirements
- Good organisational and time management skills
- Strong attention to detail
- The ability to work independently and as part of a team
- Good written and verbal communication skills
- Confidence using mobile devices and digital reporting systems
- The ability to carry out manual handling and physically demanding duties
- A full UK driving licence

- An NVQ, City & Guilds or equivalent trade qualification
- COSHH awareness
- Experience within social housing, housing associations, local authorities or residential lettings
- Knowledge of housing compliance requirements
- Inventory or property inspection experience
- Knowledge of waste management and recycling

This role isn't for someone who wants to sit behind a desk...
You'll be out on the road, working across different properties, meeting different people and tackling different challenges.
You’ll need to be comfortable working in both occupied and unoccupied properties, getting your hands dirty when needed, lifting and moving items, using tools and equipment, and working in properties that may be in a variety of conditions.
You'll also need to take Health & Safety seriously, use the right PPE and follow our procedures at all times.
Occasionally, there may also be a need to work outside normal hours to meet operational requirements or respond to emergencies.

**Please note**
This is a field-based role requiring regular travel between multiple properties in, around and beyond Birmingham.
You must therefore hold a full UK driving licence and be comfortable with regular travel, manual handling and working across a range of residential properties.
Pay: From £27,000.00 per year
