Job Overview - Introduction & Role Summary

Are you a practical, personable, and versatile property professional ready to lead estate transformation? Plymouth Science Park is seeking an Estates Project Manager & Operations Coordinator to bridge the gap between strategic asset improvement and fast-paced operational delivery.

In this role, you will take ownership of vital catch-up CapEx renovation projects while acting as a crucial solution broker for a busy team managing 15 high-profile buildings across our 25-acre campus. Because much of our Soft FM (cleaning, security) and planned preventative maintenance (PPM) are outsourced, this is not a desk-bound role. Success hinges on your ability to be out on the estate—coordinating external subcontractors, building relationships with our diverse commercial tenant community, and responding dynamically to daily operational estate needs.

Key Responsibilities

Project Management & Solution Brokering

CapEx Delivery: Plan, execute, and deliver multiple concurrent building renovation, repair, and lifecycle refurbishment projects (typically valued between £10,000 and £100,000) from inception to handover.
Friction Resolution: Broker practical solutions between high-value tenants, operational staff, and contractors to minimize disruption during capital and estate works.
Financial Control: Manage project budgets, timelines, procurement processes, and expenditure tracking in line with park standards.

Operations & Subcontractor Coordination

Contractor Performance: Supervise and hold accountable outsourced Facility Management partners across all 15 buildings to ensure strict SLA and KPI compliance.
Site Liaison: Act as the primary on-site contact for contractors, ensuring they have appropriate access and fully understand park site requirements.
Responsive Escalation: Coordinate reactive maintenance requests and unexpected estate issues that fall outside standard contractor remits.

Tenant Support & Environment Protection

Proactive Communication: Provide commercial tenants with clear, polite, and timely updates regarding planned works, asset changes, or temporary service interruptions.
Impact Mitigation: Monitor site walkthroughs to manage noise, dust, contractor traffic, and general housekeeping to protect our innovative research, health-tech, and defence tenants.

Compliance & Project Administration

Safety & Documentation: Maintain highly organized project files, correspondence, statutory compliance records, risk assessments, and health and safety documentation.

This Role is Right For You If You Have...

Experience: 3+ years within estates management, commercial building surveying, construction coordination, or a senior FM contractor-management role.
Project Track Record: Proven experience supporting or managing minor works, building fabric repairs, and capital expenditure (CapEx) refurbishments.
Subcontractor Expertise: Exceptional skills in managing outsourced Soft and Hard FM contracts.
Communication Skills: The ability to stay calm, patient, and professional when brokering compromises between contractors, tenants and stakeholders.
Qualifications (Desirable): An HNC/HND in Building Studies minimum or equivalent and a relevant professional certification .
Licence: A full UK driving licence.
