Job Summary
You will coordinate third party architects, engineers, specialist consultants & liaise with internal operational, design and commercial teams.
Your responsibility will be to make sure every project is properly designed, technically coordinated and ready to procure and construct before it reaches site.
You will review the available information, identify what is missing, resolve design conflicts and drive consultants to meet the dates required by the procurement and construction programme.
Key Responsibilities
- Coordinate architectural, structural and M&E design information from planning through to construction.
- Review drawings, specifications and technical details for consistency, compliance and buildability.
- Identify missing information, design conflicts and technical risks before they affect procurement or site delivery.
- Coordinate architects, engineers, consultants and specialist subcontractor designs.
- Maintain and manage the project design programme and information-release schedule.
- Chair design coordination meetings and issue actions with clear owners and deadlines.
- Coordinate planning-condition discharge and statutory approvals.
- Support Building Regulations, Building Control and warranty-provider submissions.
- Review layouts and details against the approved development brief.
- Work with the QS team on value engineering and technically complete tender packages.
- Prepare and coordinate drawings, specifications, schedules and scope information for subcontractor procurement.
- Manage RFIs and technical queries during pre-construction and mobilisation.
- Ensure construction teams receive complete and coordinated information before work commences.
- Attend project sites to review existing conditions, buildability and technical interfaces.
- Control design revisions and communicate changes to the commercial and construction teams.
- Provide weekly reporting on outstanding information, decisions required, risks and recovery actions.
- Support the transition of each project into live construction and, where required, final technical handover.
Required Experience
Applicants should have experience within the construction design process and technical coordination.
You should be able to demonstrate:
- Experience coordinating design information on live building projects.
- The ability to read and review architectural, structural and M&E drawings.
- An understanding of construction detailing, sequencing and buildability.
- Experience working with architects, engineers, contractors and consultants.
- Knowledge of planning conditions, Building Regulations and Building Control.
- Experience managing drawing schedules, technical actions and RFIs.
- Strong written communication and the confidence to challenge late or incomplete information.
- The ability to manage several projects or technical workstreams at the same time.
- The ability to work from our Liverpool office and attend sites across the North West.

A degree, HNC, HND or professional qualification in construction, engineering, architecture or another built-environment discipline is preferred.
Experience with residential apartments, conversions, refurbishments or complex existing buildings would be particularly valuable.

You should be able to review a project, understand what is required to build it, identify what is missing and obtain the necessary information before it affects cost or programme.
You must be technically capable, organised, confident dealing with consultants and willing to take personal ownership of closing actions.

Location
The role is based from our Liverpool office, with regular attendance at projects across Merseyside and the North West.
Pay: £42,000.00-£50,000.00 per year
