Top Mark Solutions is a dynamic and expanding Facilities Management company based in Warrington, specialising in services for the property management sector. With a strong reputation for reliability and quality, we deliver a wide range of trade services, including general building fabric repairs, joinery, painting and decorating, groundworks, paving, fencing, drainage, and roofing.
We are currently seeking an experienced and versatile Reactive Maintenance Operative with a strong all-round trade background to carry out a broad variety of works across commercial and residential sites. The ideal candidate will be a genuine multi-trader — comfortable turning their hand to joinery, painting and decorating, grounds work, minor fabric repairs, and external works, with the ability to deliver high-quality, safe, and efficient results across a diverse and ever-changing workload.
Key Duties & Responsibilities
Operational Responsibilities
- Carry out a wide range of reactive and planned maintenance tasks across multiple sites, covering several trades within a single visit where required.
- Undertake general joinery works, including door and lock repairs, hanging and easing doors, fitting ironmongery, skirting, architrave, shelving, and minor carpentry repairs.
- Carry out painting and decorating works, including surface preparation, filling, internal and external painting, and making good following repairs.
- Complete general building fabric repairs, including plasterboard and minor plaster repairs, tiling, sealant renewal, and patch repairs.
- Carry out external groundworks including paving, flagging, block paving, kerb laying, fencing, and small-scale tarmac and surface repairs.
- Undertake grounds maintenance tasks such as clearance, weeding, jet washing, and general upkeep of external areas.
- Prepare sub-bases and carry out excavation, compaction (including whacker plate operation), and reinstatement works to prescribed specifications.
- Carry out CAT and Genny scanning prior to any excavation works to identify buried services and ensure safe dig procedures are followed.
- Carry out associated works such as drainage channel installation, bollard fitting, minor concreting, and reinstatement of surfaces following repairs.
- Operate hand tools, power tools, cut-off saws, and small plant safely and in accordance with PUWER 1998.Monitor and maintain tools, equipment, and vehicles in a safe and serviceable condition.
- Work as part of a small site team, liaising with the Site Supervisor and subcontractors to ensure works progress to programme.
- Act as a point of contact on site for clients and managing agents, providing updates on progress and any site-based issues.
- Ensure all works are carried out in compliance with company procedures, HSE regulations, and client requirements.
- Identify and flag any site hazards, unsafe conditions, or scope variations to the Site Supervisor.
On-Site Coordination
- Work as part of a small site team or independently, liaising with the Site Supervisor and subcontractors to ensure works progress to programme.
- Act as a point of contact on site for clients and managing agents, providing updates on progress and any site-based issues.
- Ensure all works are carried out in compliance with company procedures, HSE regulations, and client requirements.
- Identify and flag any site hazards, unsafe conditions, or scope variations to the Site Supervisor.
Reporting & Compliance
- Complete detailed job reports, including "before and after" photographic documentation of completed works via smartphone or tablet.
- Identify and report any recurring defects or potential long-term issues caused by ground movement, water damage, or general wear.
- Maintain records of all completed works, materials used, and hours worked.
Requirements & Experience
Essential:
- Minimum 3 years' experience in a reactive maintenance or multi-trade role.
- Strong all-round trade background, with proven hands-on skills across two or more of the following: joinery, painting and decorating, grounds work, paving and fencing, or general fabric repairs.
- Ability to work across multiple trades and adapt to a varied daily workload.
- Ability to read and work from drawings, setting out levels, falls, and line to a high standard of finish where required.
- Excellent organisational skills with the ability to manage workload and deliver to programme.
- Strong communication and customer service skills, particularly when working on occupied or client-facing sites.
- Full UK driving licence.
- Willingness to travel across the Northwest Region.
Desirable:
- NVQ Level 2 in a relevant trade (Carpentry & Joinery, Painting & Decorating, Construction Operations, or similar).
- CSCS card.
- Experience working within the property management or facilities sector on reactive and planned contracts.
- Abrasive Wheels and Manual Handling certification.
- Experience using job management software to track work orders.
