As we continue to grow our successful lettings portfolio, we are looking for a driven and highly experienced Lettings Manager to lead our lettings department in Knutsford.
The Role
As the Lettings Manager, you will take full ownership of the lettings operations across Cheshire and will be based within our busy Knutsford branch. You will be responsible for driving business growth, managing landlord relationships, overseeing the end-to-end tenancy process, and ensuring the highest levels of customer service are maintained at all times.
You will work closely with our experienced team, including a Branch Manager, together with a sales and lettings negotiator, to expand our market share and uphold Wright Marshall's reputation as the local property experts.
Key Responsibilities
- Business Development: Proactively identify and pursue new business opportunities, conduct market appraisals, and secure new landlord instructions across the Knutsford area and wider Cheshire region.
- Portfolio Management: Oversee the successful management of our existing lettings portfolio, ensuring excellent retention rates and high levels of landlord satisfaction.
- Team Leadership: Guide, motivate, and support the lettings team to achieve targets and deliver an exceptional, attentive service to both landlords and tenants.
- Compliance & Administration: Ensure all lettings operations comply with current legislation (including Right to Rent, safety regulations, and deposit protection schemes) and oversee the preparation of tenancy agreements and all related documentation.
- Marketing: Coordinate the marketing of rental properties, ensuring high-quality listings that attract the right tenants promptly and effectively.
- Customer Service: Act as the primary point of contact for key clients, resolving any escalated issues with a professional and understanding approach.

Experience
A minimum of 3–5 years' experience in a lettings role, with at least 2 years at a senior or management level. A proven track record of winning new business and managing a lettings portfolio is non-negotiable.
Driving Licence
A full UK driving licence is strictly required. Travel across the Cheshire region to conduct valuations, viewings, and property visits is an integral part of the role.
Legislation Knowledge
A thorough and up-to-date understanding of UK lettings legislation, including Right to Rent, tenancy deposit protection, gas and electrical safety regulations, and landlord compliance obligations.
Negotiation Skills
Demonstrable ability to negotiate effectively with landlords, tenants, and contractors, with a strong commercial awareness.
Communication
Excellent verbal and written communication skills, with the ability to build and maintain lasting professional relationships.
ARLA Propertymark
A current ARLA Propertymark qualification is highly desirable and will be a distinct advantage.
Desirable Attributes
- Existing knowledge of the Cheshire property market.
