About Us
We are a small, friendly and growing short-stay property business based in Bristol / South Gloucestershire, managing and marketing properties across South West England, South Wales and Gran Canaria.
Our properties are marketed through Airbnb, Booking.com and other online platforms, alongside our own direct-booking channels.
We are looking for a capable, practical and digitally confident all-rounder to help with the day-to-day operation and continued growth of the business.
This is a varied role combining guest and owner communication, online property listings, bookings, administration, financial information and practical property support.
We will consider either a full-time permanent employee working 37.5 hours per week, or someone wishing to contract their services to us for 20 hours or more per week.
The Role
A significant part of the role will involve managing and improving how our properties are presented and operated online, including Airbnb and Booking.com.
We are not looking for an IT specialist or website developer. Instead, you should be digitally confident and competent, comfortable navigating online platforms, learning new software and using standard office applications.
You will also communicate regularly with guests and property owners, so you must be confident, articulate and professional both verbally and in writing.
The role involves working with prices, booking values, payments, costs and commissions, making good numeracy and attention to detail essential.
Key Responsibilities
You will be involved in:
- Managing and optimising Airbnb, Booking.com and other online property listings.
- Reviewing descriptions, photographs, amenities, pricing and availability to improve listing and booking performance.
- Using property management and booking systems to manage reservations, pricing and communications.
- Communicating professionally with guests & property owners.
- Responding to enquiries and helping resolve guest or property issues quickly and practically.
- Working with booking values, rates, payments, agent commissions, costs and supplier invoices.
- General business and financial administration, spreadsheets and record keeping.
- Coordinating cleaners, contractors, suppliers and other service providers.
- Supporting direct bookings, digital activity and social media.
- Organising property equipment, supplies and other straightforward logistics.
- Occasionally visiting properties to carry out checks, coordinate work or resolve practical issues.
Skills & Experience
We are looking for someone with a combination of people skills, digital confidence, numeracy, organisation and common sense.
You should:
- Have strong general numeracy and literacy skills.
- Be comfortable working with money, percentages, prices and financial information.
- Be digitally confident and able to learn new online systems quickly.
- Have a high level of confidence using Microsoft Office, particularly Word, Excel and Outlook.
- Be confident and professional speaking with guests and property owners.
- Have excellent written English and telephone communication skills.
- Be organised, self-motivated and able to manage several priorities
- Be practical, resourceful and willing to get involved when something needs doing.
- Have an understanding of property and a practical mindset; experience with basic DIY and straightforward property maintenance would be an advantage.
- Be reliable and comfortable working independently & within a team
Previous experience with Airbnb, Booking.com, holiday lets, serviced accommodation, hospitality, property management or another customer-facing digital business would be advantageous, but is not essential.
An interest in property, hospitality, online platforms, digital technology and social media would be particularly welcome.
Working Hours & Flexibility
For an emplyed person, this is a full-time permanent position of 37.5 hours per week.
Alternatively, we will consider someone able to provide 20 or more hours per week on a contract basis.
Rather than insisting on a conventional 9:00am–5:00pm working day, we would welcome someone able to weight some hours towards the second half of the day, although this is desirable rather than essential.
A benefit of the role is the flexibility available in structuring your working week. If it suits you, agreed hours could include later afternoons, early evenings or weekends. Evening and weekend working is not a requirement; it simply provides additional flexibility for someone who would prefer to work some of their hours at these times.
Location, Driving & Property Visits
This is a hybrid role with significant home working, but it is not fully remote.
You must be able to attend our home office in Frampton Cotterell, Bristol (BS36), typically once or twice per week.
There will also occasionally be a need to visit properties and suppliers across the South West of England and potentially South Wales.
You must therefore:
- Hold a full UK driving licence and have access to suitable transport.
- Live within practical travelling distance of Frampton Cotterell.
- Be comfortable with occasional business travel.
- Be willing and able to undertake reasonable practical tasks associated with operating properties, such as checking properties, collecting supplies or moving equipment.
