Hours: Full-time, Monday to Friday, 10:00am – 6:00pm
Salary & Benefits: £29,120 per year, paid monthly. The role also includes mileage expenses paid at the company business rate, standard holiday entitlement, workplace pension, and ongoing training and development to support progression within the operations team.
Job Overview
Unity Investment Group is seeking a dedicated, organised and confident Occupancy Manager to support the management of occupancy across our residential property portfolio.
Unity manages a large portfolio of properties across Liverpool and Sefton, providing accommodation for people who may be experiencing homelessness, housing instability or other complex housing needs.
The successful candidate will be responsible for visiting properties, checking current occupancy, maintaining accurate records, identifying vacant rooms, supporting smooth move-ins and move-outs, and feeding key information back into the operations team.
This role is suited to someone confident in speaking with people, comfortable visiting multiple properties, and able to manage large amounts of information accurately. The role requires a strong, professional and resilient character, with the ability to communicate calmly with residents while maintaining appropriate boundaries.
This is an important operational role that will help Unity improve visibility, reduce voids, support better property management, and ensure the wider team has accurate information across the portfolio.
Duties
The Occupancy Manager will be responsible for:
- Visiting properties across the Unity portfolio to complete occupancy checks.
- Checking who is currently staying at each property and identifying any occupancy changes.
- Maintaining accurate resident, room and property occupancy records.
- Updating occupancy information using Excel, internal systems and property management software.
- Helping identify vacant rooms, voids, room changes and rooms requiring turnaround.
- Supporting smooth move-ins, move-outs and room readiness processes.
- Recording information from visits clearly and accurately.
- Reporting occupancy updates to the Operations Team Manager and wider operations team.
- Identifying visible cleaning, maintenance or property condition issues during visits.
- Helping organise and reconcile large sets of occupancy and property data.
- Supporting the preparation of reports, schedules and operational updates.
- Communicating with residents in a professional, calm and respectful manner.
- Acting as a positive and visible presence across the property portfolio.
- Reporting resident concerns, property issues or operational risks through the correct channels.
- Working with other departments to improve operational efficiency across the portfolio.
Requirements
The successful candidate should have:
- A full UK driving licence.
- Access to their own vehicle.
- Strong organisational skills.
- Good written and verbal communication skills.
- Confidence using Microsoft Excel.
- Strong data entry skills with high attention to detail.
- The ability to manage multiple tasks and property visits during the working day.
- A confident, resilient and professional character.
- The ability to speak with residents calmly while maintaining clear boundaries.
- Good basic IT skills and confidence using digital systems.
- The ability to work independently while also contributing effectively within a team.
- A trustworthy and discreet approach when handling sensitive information.
- A practical and observant approach when visiting properties.
Desirable Experience
Experience in any of the following areas would be beneficial:
- Property management.
- Temporary accommodation.
- Supported housing or housing management.
- Occupancy, voids, lettings or room management.
- Managing large portfolios of occupants, tenants, guests or residents.
- Working with large sets of data, spreadsheets or databases.
- Microsoft Excel, including formulas, filtering, sorting and data reconciliation.
- HMO or multi-property portfolio environments.
- Use of housing, CRM, database or property software such as Expert Agent or similar systems.
- Previous administrative experience within a property, housing or real estate environment.
- Local knowledge of Liverpool and Sefton.
About You
We are looking for someone who can take ownership of this role and help bring structure, accuracy and consistency to occupancy management across the Unity portfolio.
You will need to be organised, reliable and confident. You should be comfortable spending time out in the field, speaking with residents, checking property occupancy and then recording information accurately so that the wider team can act on it.
This role would suit someone who has a good balance of people skills, administration skills and practical common sense.
