Job Summary
We are seeking an experienced and proactive Property Manager to oversee the daily operations of a diverse property portfolio. The ideal candidate will possess strong management skills, technical knowledge, and leadership qualities to ensure the efficient maintenance and management of properties. This role offers an excellent opportunity for a motivated individual to contribute to property optimisation, tenant satisfaction, and operational excellence.

Duties

To be the main point of contact for Landlords and lessees, resolving queries and managing disputes across the portfolio of approximately 10-15 no. Properties across London.
Dealing with day-to-day maintenance issues and planned maintenance works. This includes organising access with residents and contractors, overseeing jobs and communicating the findings.
Organising comparative quotes for maintenance issues and planned maintenance works.
Dealing with insurance claims, liaising with loss adjusters and arranging any estimates required.
To conduct quarterly inspections and ensure that any issues raised are highlighted to the Landlord, liaising with the in-house building surveying team to prepare quotes where necessary and submitting reports to the Landlord.
Composing letters and notices to send out to residents.
Enforce lease conditions and take appropriate action in cases of breach or arrears.
To ensure service charge and ground rent invoices are processed on time.
To ensure service charge arrears are kept to a minimum by dealing with issues arising in a timely manner and ensuring the client accounting team are updated as to any problems as soon as they arise.

Pay: £30,000.00-£35,000.00 per year
