FM Technician – Residential Property
Overview
QED Property Management is seeking a proactive and skilled Maintenance Technician to support the maintenance and improvement of a portfolio of residential and mixed-use properties.
The role will focus on carrying out planned and reactive maintenance works, void property refurbishments, communal area improvements, and supporting larger capital projects across the portfolio. The successful candidate will have a broad trade background with practical experience in decoration, joinery, basic plumbing and general property repairs.
This is a hands-on role suited to someone who takes pride in delivering high-quality work, maintaining excellent standards within occupied residential buildings, and providing outstanding customer service to residents and clients.
Key ResponsibilitiesPlanned & Reactive Maintenance
- Carry out day-to-day repairs across residential properties and communal areas.
- Respond to maintenance issues raised by residents, property managers and clients.
- Diagnose faults and complete repairs efficiently and safely.
- Assist with emergency call-outs when required.
Void Property Refurbishment
- Complete end-of-tenancy repairs and refresh works.
- Prepare apartments and houses for re-letting.
- Carry out snagging works and quality inspections.
- Ensure void properties are returned to a lettable standard within target timescales.
Decoration & Finishing
- Internal and external painting and decorating.
- Making good damaged surfaces.
- Minor plaster patch repairs.
- Communal area refurbishment works.
Joinery Works
- Repair and replacement of doors, frames and ironmongery.
- Kitchen and bathroom repairs.
- Installation and adjustment of locks, handles and access equipment.
- Repair of fencing, gates and external timber features.
Plumbing Maintenance
- Minor plumbing repairs and fault finding.
- Replacement of taps, valves, sanitaryware and associated fittings.
- Investigation of leaks and water ingress issues.
- Basic drainage maintenance and repairs.
Property Compliance & Safety
- Assist with routine property inspections.
- Support fire safety compliance programmes.
- Report health and safety concerns and building defects.
- Ensure all works are completed in accordance with company procedures and statutory requirements.
Estate & Communal Area Improvements
- Carry out minor landscaping and external maintenance.
- Support estate enhancement programmes.
- Maintain high standards across entrances, corridors, stairwells and communal facilities.
Skills & ExperienceEssential
- Experience within residential property maintenance, facilities management or building maintenance.
- Competent in painting and decorating.
- Good practical joinery skills.
- Basic plumbing experience.
- Ability to diagnose and resolve general building maintenance issues.
- Full UK driving licence.
- Good communication and customer service skills.
- Ability to work independently and manage workload effectively.
Desirable
- Multi-trade background.
- Experience working within residential blocks, student accommodation or build-to-rent environments.
- Knowledge of fire safety requirements within residential buildings.
- Experience using maintenance management software.
- Trade qualifications in Joinery, Plumbing, Building Maintenance or a related discipline.

Pay: £28,000.00-£35,000.00 per year
