We are looking for an organised, proactive, and customer-focused Senior Property Manager to join our team. This role primarily focuses on property management, with a strong emphasis on resolving maintenance issues efficiently and professionally for both tenants and landlords.
The ideal candidate will enjoy keeping things organised, following clear processes, and delivering excellent customer service. You should be comfortable working independently as well as collaboratively within a team. A methodical approach, strong communication skills, and excellent attention to detail are essential for success in this role.

Key Responsibilities
- Manage planned and reactive maintenance issues across a portfolio of properties.
- Liaise with contractors to coordinate works and ensure timely completion.
- Keep tenants, landlords, and stakeholders updated throughout maintenance processes.
- Maintain accurate and detailed records within property management systems.
- Obtain landlord approval for maintenance works where required.
- Support colleagues with maintenance tasks across wider portfolios when needed.
- Project manage small Refurbishments projects on behalf of clients.
- Oversee day-to-day office responsibilities, including:
- Ordering office supplies
- Manage key processes to ensure accurate control and record keeping.
- Handling incoming and outgoing post
- Attend HMO inspections alongside Plymouth City Council HMO Officers where required, and clearly report findings to the wider team.
- Conduct property and workspace viewings with prospective tenants.
- Complete check-in inventories.
- Support the sales and marketing team when required.
- Coordinate with tradespeople regarding deliveries and sign-off approvals for completed works.
- Clearly communicate actions, deadlines, and updates to all relevant parties.
- Communicate professionally with tenants via telephone, email, and messaging platforms.
- Effectively manage maintenance budgets and work towards agreed targets.
- Ensure all systems and records are updated daily.
- Build and maintain strong relationships with contractors and recruit new trades where necessary.
- Ensure Maintenance Engineers are managed efficiently and effectively.
- Contribute to maintaining excellent customer reviews and feedback across Google Reviews and social media platforms.
The Role Requires

- Good IT skills, including daily use of Microsoft Office and web-based applications.

- Ability to take ownership of tasks and see them through without close supervision.
- Full UK Driving Licence and use of a car

Contract Details
Contract Type: Permanent
Hours: Monday to Friday, 9:00am – 5:00pm
Location: Office-based, Plymouth (PL1 3PE)
Holiday Entitlement
30 days holiday per year, including UK bank holidays.
Salary
Basic £30,000 per annum
OTE: £33,000 per annum
