Job Overview
The Building Manager plays a critical on-site leadership role in overseeing the construction of large-scale commercial buildings and industrial warehouses. Responsible for the day-to-day coordination of site activities, subcontractor management, safety compliance, and quality control. The Building Manager ensures the project is delivered safely, on time, and to the highest standards of workmanship.

Responsibilities

1. Site Management & Supervision

Oversee and manage daily site operations for commercial and industrial construction projects.
Coordinate and supervise all trades and subcontractors on site, including structural, civil, services, and finishing trades.
Ensure works are carried out according to approved plans, specifications, and timelines.

2. Health, Safety & Compliance

Enforce strict adherence to Work Health and Safety regulations and site safety procedures.
Conduct regular site safety walks, toolbox talks, and incident reporting.
Ensure all safety documentation (SWMS, inductions, permits) is in place and up to date.

3. Program & Scheduling

Work with the Project Manager and construction team to maintain and update construction programs.
Sequence trades efficiently to meet key milestones and critical path activities.
Proactively identify delays or issues and escalate or resolve as needed.

4. Quality Assurance

Monitor workmanship and ensure all construction meets project specifications and quality standards.
Conduct inspections and manage defect rectification.
Coordinate building inspections with consultants, engineers, and certifiers.

5. Stakeholder & Team Coordination

Liaise with project management, consultants, engineers, and suppliers to ensure coordinated site delivery.
Manage site logistics, deliveries, and equipment usage.
Foster a collaborative and productive team environment on site.

6. Documentation & Reporting

Maintain accurate site diaries, daily reports, and records of site activities.
Support procurement and materials tracking to avoid site delays.

Key Skills & Competencies:

Strong leadership and team management skills
In-depth knowledge of commercial and industrial construction methods (e.g., steel structures, cladding and large-span roofs)
Sound understanding of construction drawings, technical documentation, and sequencing
Excellent communication, problem-solving, and organisational skills
Firm commitment to safety, quality, and delivery

Qualifications & Experience:

Trade qualification or degree/diploma in Building, Construction Management, or related field
Minimum 2–5+ years’ experience in site management, with a strong track record on large-scale commercial or warehouse projects
First Aid and relevant site safety certifications (preferred)
Experience in managing subcontractors and site teams across multiple project stages
