Site Controller / Premises Manager

Salary: £25,000–£32,000
Contract: Full-Time, Permanent
Location: School-Based

About the Role

We are seeking a proactive and highly organised Site Controller to take responsibility for the day-to-day management of a busy educational site. This is an excellent opportunity for an experienced facilities, estates, maintenance, or premises professional to play a key role in ensuring a safe, secure, and well-maintained environment for staff, pupils, and visitors.

The successful candidate will oversee all aspects of site operations, health and safety compliance, maintenance planning, contractor management, and site security, while leading a small team and supporting the wider operational needs of the school.

Key Responsibilities

Lead and manage all site, premises, and facilities operations.
Ensure the site remains safe, secure, clean, and fully operational at all times.
Oversee planned preventative maintenance programmes and reactive repairs.
Manage and monitor external contractors, ensuring works are completed to required standards.
Conduct regular site inspections and identify maintenance or compliance issues.
Ensure compliance with all relevant health and safety legislation and best practice.
Manage risk assessments, COSHH records, legionella monitoring, fire safety checks, and other statutory requirements.
Coordinate site security, including alarm systems, key holding responsibilities, and emergency procedures.
Support the planning and delivery of site improvement and refurbishment projects.
Monitor premises budgets and assist with procurement of maintenance supplies and services.
Supervise, support, and develop site and premises staff.
Maintain accurate records relating to compliance, maintenance, inspections, and contractor activity.
Assist with lettings, events, and out-of-hours site requirements where necessary.

About You

To be successful in this role, you will have:

Previous experience within facilities, estates, premises, maintenance, or site management.
Strong knowledge of health and safety regulations and compliance requirements.
Experience carrying out building maintenance and coordinating repairs.
The ability to understand and operate building systems, including mechanical and electrical equipment.
Excellent organisational and problem-solving skills.
Experience managing contractors and service providers.
Strong communication skills with the ability to build positive working relationships.
Competent IT skills, including Microsoft Office and email systems.
The ability to prioritise workloads and respond effectively to changing demands.
Experience supervising or managing staff.

Desirable

Experience working within an educational environment.
Health & Safety qualification (IOSH, NEBOSH or equivalent).
Knowledge of statutory compliance requirements within public buildings.
Project management experience.
Full UK Driving Licence.
