Summary

The Leisure Maintenance Manager plays a vital role in creating a safe, reliable, and exceptional environment where customers can enjoy first-class leisure experiences. Leading all aspects of maintenance, engineering, and compliance, you will ensure facilities operate at their very best - consistently, efficiently, and to the highest standards.

This role is key to bringing facilities to life - driving high-quality maintenance, ensuring full statutory compliance, and maximising the performance and longevity of assets. Through proactive leadership and continuous improvement, you will help deliver outstanding spaces that support community wellbeing, activity, and enjoyment every day.

Role and Responsibilities

1. Maintenance & Operations

Oversee planned preventative maintenance (PPM) and reactive maintenance programmes across all facilities.
Ensure all plant, equipment, pools, building systems, and building infrastructure are maintained to high standards.
Monitor and improve asset performance and lifecycle management.

2. Compliance & Health & Safety

Ensure full compliance with statutory regulations (e.g., H&S, COSHH, LOLER, electrical, gas safety).
Maintain accurate compliance records and documentation.
Lead risk assessments and ensure safe systems of work are implemented.
Act as Responsible Person for key compliance areas where required.

3. Team Leadership

Manage and develop maintenance teams.
Plan staffing, rotas, and training requirements.
Promote a culture of safety, accountability, and continuous improvement throughout the company.

4. Contractor & Supplier Management

Manage external contractors, ensuring performance, compliance, and value for money.
Procure services and oversee service-level agreements (SLAs).

5. Budget & Financial Control

Manage maintenance / facilities budgets, including forecasting and cost control.
Identify efficiencies and opportunities for cost savings and energy reduction.
Produce performance reports, KPIs, and compliance updates.

6. Projects & Improvements

Lead minor capital works and refurbishment projects.
Support sustainability and energy efficiency initiatives.
Drive innovation in building systems and maintenance practices.

7. Customer Experience

Ensure facilities are clean, safe, and fully operational for customers.
Minimise service disruption through proactive maintenance planning.

Person Specification

Key Skills & Experience

Experience

Proven experience in maintenance management within leisure, facilities, or similar environment
Experience managing building services
Strong knowledge of statutory compliance and health & safety
Experience managing contractors and budgets
Experience leading teams

Knowledge & Skills

Technical Skills

Strong understanding of mechanical and electrical systems
Knowledge of pool plant operations and water treatment
Ability to interpret technical drawings and specifications

Management & Leadership

Strong leadership and team development skills
Ability to prioritise and manage multiple facilities and demands
Decision-making under pressure

Communication

Excellent communication and stakeholder engagement skills
Ability to work with non-technical managers and frontline staff

Analytical & Organisational

Strong planning and organisational ability
Budget and cost management skills
Data-driven approach to performance improvement

Qualifications / Experience

Strong hands-on building services maintenance experience (manager, supervisor, technician, or ready to step up)
Proven track record in maintenance within customer-facing environments
Multi-skilled with experience or qualifications in plumbing, electrical, or decorating
Pool plant or swimming pool experience desirable (training available)
Health & Safety knowledge with IOSH, NEBOSH or similar desirable
