Role Purpose
Sell UK Property is part of a wider Group of Companies specialising in property purchase, renovation, lettings, management and sales. We are seeking an experienced Residential Property Maintenance/Management Manager to oversee the maintenance and operational performance of our portfolio of over 2,000 residential properties across the North of England (Burnley & Middlesbrough)
This role is ideally suited to candidates with experience in residential property management, lettings, housing associations or residential asset management who have strong knowledge of reactive maintenance, contractor management, landlord compliance and customer service.
The successful candidate will ensure that properties are well maintained, legally compliant and managed to the required standard. They will be responsible for leading internal teams and external contractors, improving maintenance processes, controlling costs, maintaining accurate records and ensuring works are completed efficiently and within agreed service levels.
This role requires strong leadership, excellent knowledge of residential property maintenance, sound understanding of landlord obligations, health and safety requirements, HHSRS standards, damp and mould diagnosis, contractor management, CRM systems, reporting and audit trails.

Essential Experience
Please note: This role is focused on managing an existing residential property portfolio. Whilst transferable skills are valued, applicants whose experience is primarily in commercial facilities management, security management or construction project management, without significant residential property management or housing experience, are unlikely to meet the essential requirements of this role.
The successful candidate must be able to demonstrate:
- Significant experience managing maintenance within the UK residential property sector.
- Experience managing occupied residential properties and coordinating reactive maintenance activities.
- Experience managing a large residential property portfolio or a high-volume maintenance environment.
- Strong knowledge of landlord obligations, property management responsibilities and maintenance compliance.
- Proven leadership and line management experience within residential property management, housing, maintenance or a closely related sector.
- Experience managing property inspectors, trade staff, contractors or maintenance teams.
- Experience controlling maintenance costs whilst maintaining legal compliance, health and safety standards, and property quality.
- Strong understanding of residential property health and safety obligations.
- Working knowledge of the Housing Health and Safety Rating System (HHSRS).
- Experience diagnosing and managing common residential property defects, including damp, mould, condensation, leaks, disrepair and structural issues.
- Experience producing management reports, procedures, protocols, training materials and maintaining accurate audit trails.
- Strong communication skills, with experience coaching, mentoring and developing staff.
- Ability to analyse data and use findings to improve efficiency, service delivery and operational performance.

- Committed to maintaining accurate records and comprehensive audit trails.
Commercial and Cost Control
- Able to monitor and control maintenance expenditure and departmental budgets.
- Confident reviewing quotations, challenging costs and ensuring value for money.
- Strong understanding of balancing cost control with legal obligations, tenant safety and maintaining high property standards.
Qualifications
Essential or Strongly Preferred:ARLA Level 3/ Propertymark (or equivalent residential property qualification) is desirable but not essential.
