As our portfolio continues to grow, we're looking for an experienced Reactive Maintenance Technician to join our in-house Property Team.

This is an exciting opportunity for someone who enjoys variety, takes pride in solving problems, and wants to be part of a friendly, supportive business where no two days are ever the same.

About the Role

This is a reactive maintenance role where no two days are the same.

You'll receive a daily schedule of maintenance jobs across our residential portfolio, responding to repairs reported by our residents and property management team. You'll be trusted to diagnose issues, carry out repairs to a high standard and provide excellent customer service whilst working in occupied homes.

Rather than specialising in one trade, we're looking for someone who is practical, resourceful and confident turning their hand to a wide variety of maintenance tasks.

Our standard working pattern is 40 hours per week, generally Monday to Friday, 8:00am – 5:00pm. We understand the importance of maintaining a healthy work-life balance and offer flexibility where possible to support both the needs of the business and our team.

From time to time, emergency maintenance issues may arise outside of normal working hours. These call-outs are shared fairly across the wider maintenance team, rather than operating on a fixed on-call rota, ensuring the responsibility is spread evenly. Any emergency call-outs attended outside of your normal working hours are paid in addition to your salary in line with company policy.

What You'll Be Doing

Your day-to-day responsibilities will include:

Carrying out reactive maintenance across our portfolio of residential properties.
Diagnosing faults and identifying the most effective repair solution.
Minor plumbing repairs including leaking taps, toilets, showers, wastes and pipework.
General carpentry including doors, locks, hinges, handles, cupboards, skirting and furniture repairs.
Repairing damaged walls and carrying out basic decorating touch-ups.
Replacing light fittings, sockets, switches and other basic electrical accessories (where competent).
Replacing silicone sealant and carrying out minor tiling repairs.
Adjusting or replacing door closers, window restrictors and other fixtures.
Assembling, repairing or replacing furniture where required.
Completing planned preventative maintenance tasks when required.
Recording completed works using a mobile device.
Providing excellent customer service when working in occupied homes.
Identifying larger or specialist repairs and reporting them appropriately.
Maintaining high standards of health, safety and housekeeping.

About You

We're looking for someone who enjoys solving problems and takes genuine pride in delivering quality workmanship.

You'll be confident working independently, managing your own workload and delivering a professional service across multiple properties each day.

Essential Requirements

Full UK Driving Licence.
Previous experience within property maintenance, housing maintenance or reactive maintenance.
Experience carrying out minor plumbing repairs.
Competent in general carpentry and building repairs.
Strong fault-finding and problem-solving skills.
Ability to safely use hand and power tools.
Good communication and customer service skills.
Ability to work independently and manage your own workload.

Desirable Experience

Whilst not essential, experience in any of the following would be advantageous:

Student accommodation.
HMOs (Houses in Multiple Occupation).
Residential lettings.
Housing associations.
Facilities management.
Painting and decorating.
Locksmithing.
Basic electrical repairs.
Patch plastering and finishing repairs.
