This position offers a £30,000 basic salary with uncapped commission, selling property training programmes to warm prospects generated through our marketing campaigns, webinars, live events and social media.

Dear future sales rep,
We're searching for someone who is excellent at speaking with people, understanding what they actually want to achieve and helping them make a clear decision about whether our training is right for them.
You'll be speaking with people who have already shown an interest in property investment and property education.
These are not random cold calls.
Our prospects come to us through our marketing campaigns, webinars, social media and live events. Some will be highly engaged. Others will still be sceptical or unsure.
You will need to earn their trust.
You will need to understand their goals.
You will need to identify what is currently stopping them from moving forward.
And when someone is genuinely a good fit for what we offer, you need to be comfortable asking them to make a decision.
We're not looking for someone who simply has pleasant conversations, sends an email and hopes the prospect buys afterwards.
We're looking for a salesperson.
Someone who understands that good sales is about asking the right questions, listening properly, handling objections professionally and confidently asking for the business when the opportunity is there.
What You'll Do
As a Sales Executive at Steve Doran Property Training, you'll guide prospective clients through their property investment journey and help them choose the right programme for their goals.
Your role will include both ticket sales for our Property Wealth Accelerator events and supporting attendees who may be suitable for our higher-level property training programmes/mentorship.
You will speak with warm, qualified leads generated through our marketing activity and take ownership of those opportunities from the initial conversation through to follow-up and final decision.
1. Sales conversations
You will spend a significant amount of your time speaking directly with prospective clients.
That means you will:
- Speak with warm leads generated through marketing campaigns, webinars, events and social media
- Understand each prospect's current situation, property goals and motivation
- Identify what is preventing them from moving forward
- Explain the relevant training opportunity clearly and confidently
- Handle objections professionally
- Ask directly for the sale when appropriate
- Convert prospects into attendees for our Property Wealth Accelerator events
- Support event attendees and present suitable training programmes
- Follow up with previous enquiries and existing prospects
- Disqualify people when our training genuinely isn't right for them
We don't believe good sales means forcing somebody into a programme.
But equally, if somebody has told you what they want, you believe we can genuinely help them and they are a suitable client, we expect you to confidently help them make a decision rather than allowing a weak objection to end the conversation.
2. CRM and lead ownership
You will take ownership of the opportunities allocated to you through our CRM system.
A good prospect should not disappear because somebody forgot to call them back.
That means you will:
- Keep your pipeline accurate
- Maintain clear notes following conversations
- Record outcomes and next steps
- Complete follow-up when promised
- Re-engage previous enquiries
- Continue working appropriate opportunities until they buy, decline or are genuinely no longer suitable
- Keep your sales data accurate so we always understand what is happening within the pipeline
Your leads are your responsibility and must be cared for.
3. Live events
Our live online Property Wealth Accelerator events are an important part of the business and this role includes some weekend working where you will receive time in lieu.
You'll help convert prospects into event attendees and then support those attendees during the events themselves.
This gives you something many traditional sales roles don't offer:
You get to support people you’re selling to throughout the entire sales cycle.
You'll see the training being delivered, understand the product properly and speak directly with people about their ambitions, concerns and next steps.
For the right salesperson, this is where the role becomes particularly exciting.
4. Call review and improvement
We take sales development seriously.
You'll receive training and ongoing professional development, but we also expect you to take responsibility for improving your own performance.
That means reviewing conversations, accepting feedback, practising objection handling and continually improving the way you sell.
You should be willing to:
- Review your own calls
- Identify specific areas where you could have performed better
- Participate in call reviews and sales training
- Role-play difficult conversations and objections
- Give and receive constructive feedback
- Learn from successful calls and unsuccessful ones
- Apply what you learn to future conversations
We aren't looking for perfection on day one.
We are looking for somebody who is coachable enough to improve quickly and ambitious enough to want to.
What Success In This Role Looks Like
This is a target-driven sales environment.
Your performance will be measurable.
You'll be expected to consistently achieve and exceed monthly sales targets and take responsibility for the activity required to get there.
We don't expect every conversation to result in a sale.
We do expect you to make the calls, have the conversations, follow up properly, ask for the business and continually improve your conversion.
The people who do well here won't be the people waiting for the easiest leads.
They'll be the people who develop the skills to create opportunities from the leads they're given.

You'll ideally have:
- Previous experience in sales, telesales or closing roles
- Excellent communication skills
- Strong objection-handling ability
- Confidence speaking with customers on the phone
- A competitive mindset and genuine desire to exceed targets
- Strong organisational skills and attention to detail
- A positive attitude
- A willingness to learn
- The ability to take feedback without becoming defensive
- The discipline to follow up consistently
- The confidence to directly ask someone to buy
Experience selling high-ticket products, coaching, education or professional services is advantageous but not essential.
We value attitude, work ethic and ambition just as highly.

You'll initially speak with prospects about attending our Property Wealth Accelerator events.
You'll also support event attendees and where appropriate, present our longer-term property training programmes/mentorship.
That means you need to believe in the value of education, coaching and personal development.

Availability and Logistics
This is a full-time, office-based position in Bromley (BR2).
This is not a remote or hybrid position and we do not expect that requirement to change.
The role also includes some weekend working to support our live events.
You must therefore:
- Be able to travel to our Bromley office on a daily basis
- Be available to work full-time
- Be willing to work some weekends when required
- Be comfortable working in a fast-paced, target-driven sales environment
Compensation
Basic salary: £30,000 per year
On top of your basic salary, you'll have access to an uncapped commission structure.
A realistic first-year OTE is £60,000–£75,000+.
There is no artificial ceiling placed on what a high performer can earn.
Your earnings above your basic salary will ultimately be determined by your performance.
