Full job description

About the Role

We're looking for a proactive, hands-on Property Manager to look after our student accommodation portfolio in York. You'll be the key point of contact for tenants, contractors and the University, overseeing everything from day-to-day maintenance and health & safety compliance to check-ins, viewings and the smooth running of the properties. This is a varied, on-the-ground role for someone who takes pride in keeping accommodation safe, well maintained and running at a high standard for students.

Hours

Standard hours are Monday to Friday, 9am to 5pm. Some evening and weekend work will be required to respond to emergencies or other out-of-hours situations — you'll be paid for any additional hours worked.

Key Responsibilities

Maintenance & Property Standards

Carry out planned and reactive maintenance, including taking utility meter readings.
Oversee general maintenance and repairs to buildings and facilities across the residence.
Identify, report and resolve defects and maintenance issues, including snagging post-refurbishment.
Manage porterage tasks, including accepting deliveries and purchasing furniture and supplies.
Supervise and induct subcontractors, and coordinate maintenance requests through to completion.

Health, Safety & Compliance

Act as Building Fire Officer and Health, Safety & Environmental watchdog, ensuring the building is operated safely and legally at all times.
Carry out fire risk assessments, fire alarm tests and emergency lighting tests.
Ensure gas safety certificates, EICRs, EPCs and other compliance documentation are kept up to date.
Perform HMO requirement checks and support wider property inspections and compliance checks.

Tenant, Student & Contractor Liaison

Act as first point of contact for tenants, landlords, contractors and suppliers, including student enquiries and liaison with the University.
Perform viewings during lettings, and manage check-in and check-out administration.
Respond to email and telephone enquiries promptly and professionally.
Hold main keys for the accommodation, including daily unlocking and emergency call-outs as part of the on-call rota.

Administration & Team Support

Log invoices and issues, maintain worksheets and property records, and manage budgets.
Support contractor invoicing and utility queries, and produce reports and correspondence as required.
Perform payroll for cleaners and oversee their scope of works.
Provide general administrative and office support to the wider Property Management team.

What We're Looking For

Essential

A positive, professional attitude and a proactive approach to maintaining student accommodation to a world-class standard.
Excellent organisational and administrative skills, with the ability to prioritise a variety of tasks.
Strong written and verbal communication skills, with the ability to liaise confidently with tenants and subcontractors.
Good attention to detail and accuracy.
Competent in Microsoft Office, particularly Outlook, Word and Excel.
Strong customer service skills, with the ability to work well independently and as part of a team.
A flexible approach to hours, with willingness to work outside standard hours when required.
Working knowledge of current Health & Safety practice.
Full UK driving licence.

Desirable

Previous experience in property management, lettings, estate agency or customer service.
Knowledge of residential tenancy processes and property legislation.
Experience using property management software.
First Aid at Work trained.

Pay: £25,420.00-£30,000.00 per year
