Senior Housing Warden
Job Description
As a Senior Housing Warden, you will play a key leadership role in delivering a high-quality housing service that enables tenants to live safely, independently, and comfortably within their own homes. You will supervise and support a team of Housing Wardens, ensuring excellent service delivery, maintaining high standards across housing schemes, and promoting the wellbeing and safety of all tenants.
Working closely with Housing Officers, health and social care professionals, contractors, and partner agencies, you will coordinate the day-to-day operation of housing services, respond to tenant needs, and ensure compliance with health and safety, safeguarding, and organisational policies.
Main Duties & Responsibilities
As the Senior Housing Warden, you will be responsible for leading the day-to-day operation of the housing service and ensuring the delivery of a safe, high-quality service for tenants. Your responsibilities will include:
- Supervise, support, and allocate work to a team of Housing Wardens, ensuring services are delivered efficiently and to agreed standards.
- Manage staff attendance, monitor annual leave, organise sickness cover, and undertake initial disciplinary action where appropriate.
- Provide day-to-day leadership, guidance, coaching, and practical support to Housing Wardens.
- Assess daily staffing levels and arrange appropriate cover for absences to ensure continuity of service.
- Ensure adequate stocks of cleaning materials, stationery, and other essential supplies are maintained.
- Oversee the cleanliness, maintenance, and presentation of housing schemes and communal areas, ensuring they are safe, secure, and well maintained.
- Liaise with contractors and maintenance teams to coordinate repairs and ensure work is completed to a high standard.
- Monitor and test fire alarms, emergency call systems, lifts, and other safety equipment in accordance with organisational procedures.
- Record and report faults or defects in emergency alarm systems and building equipment without delay.
- Maintain inventories of furniture, equipment, and communal assets, ensuring repairs and replacements are arranged when necessary.
- Ensure the security of communal areas and undertake key-holding responsibilities for housing complexes.
- Assist tenants with Housing Benefit, welfare benefit, and other housing-related applications where appropriate.
- Support Housing Officers with housing applications, property viewings, tenancy sign-ups, and lettings.
- Explain tenancy agreements and housing conditions to new and existing tenants, ensuring they understand their rights and responsibilities.
- Assist in assessing applicants for adapted or specialist housing where required.
- Report repair requests promptly and monitor progress to completion.
- Ensure fire safety procedures are followed, including routine fire alarm testing and organising fire drills where required.
- Monitor and report incidents of anti-social behaviour and work collaboratively with partner agencies to resolve issues.
- Maintain accurate records, including service visit logs, incident reports, emergency call-out records, complaints, tenant files, overtime records, and administrative documentation.
- Monitor and manage communal laundry facilities, including laundry rotas where applicable.
- Ensure pathways, entrances, and communal areas remain safe during adverse weather conditions, including snow and ice.
- Liaise with Housing Services and other relevant departments to facilitate access to communal facilities and ensure the smooth running of housing schemes.
- Carry out regular welfare visits to tenants to promote their safety, wellbeing, independence, and quality of life.
- Monitor the security and condition of tenants' homes and respond appropriately to any concerns identified during visits.
- Work closely with Home Care staff, Housing Support Teams, healthcare professionals, and other partner agencies to ensure tenants receive appropriate care and support.
- Administer office systems and maintain accurate records relating to tenants, staffing, emergency services, complaints, financial systems, and operational activities.
- Attend and actively participate in team meetings, supervision sessions, mandatory training, and continuous professional development activities.
- Assist in planning staff rotas, organising team meetings, and supporting the effective management of the service.
- Be available to work outside normal working hours when required, participating in emergency call-out arrangements in accordance with service needs.
- Take appropriate action to identify and respond to tenant needs, ensuring timely support, intervention, and referrals where necessary.
- Promote dignity, independence, choice, equality, and person-centred support in all aspects of service delivery.
- Undertake any other duties commensurate with the level of the post, as reasonably required by the Director of Housing or other authorised manager, to support the effective delivery of Housing Services.

Essential Qualifications, Training & Experience
The successful candidate will have:
- Previous experience working within housing support, supported living, social care, retirement housing, or a similar community-based service.
- Experience supporting older people, vulnerable adults, or individuals with additional support needs.
- Experience supervising, supporting, or coordinating the work of colleagues.
- Experience maintaining accurate records, completing reports, and managing confidential information.
- Good written and verbal communication skills.
- Basic IT skills and confidence using electronic systems and Microsoft Office.
- Ability to work independently, use initiative, and manage competing priorities.
- A commitment to promoting dignity, independence, choice, and wellbeing for all tenants.
Knowledge & Understanding
The successful candidate should have knowledge of:
- Safeguarding adults and recognising signs of abuse, neglect, or risk.
- Health and safety responsibilities within a housing or support environment.
- Fire safety procedures and emergency response processes.
- Confidentiality, GDPR, and information handling requirements.
- Person-centred support principles and promoting independent living.
- Working collaboratively with housing teams, social care professionals, healthcare providers, families, and external agencies.
Desirable Requirements
The following qualifications and experience would be an advantage:
- Level 3 Diploma in Health & Social Care, Housing, Housing Support, or an equivalent qualification.
- Chartered Institute of Housing (CIH) Level 3 Certificate in Housing Practice or equivalent housing qualification.
- Experience working within supported housing, extra care housing, retirement housing, or a similar service.
- Experience managing staff rotas, absence, and service coordination.
- Knowledge of housing legislation, tenancy management, and welfare benefits.
- Experience supporting individuals living with dementia, mental health conditions, or additional support needs.

Job Details
Job Title: Senior Housing Warden
Job Type: Full-time, Permanent
Working Pattern: 37.5 hours per week (or as required), including participation in a seven-day rota with occasional evenings, weekends, bank holidays, and emergency call-outs.
