What you’ll be doing

Lettings Strategy & Lease-Up Management

Drive leasing strategies to maximise occupancy and rental income.
Advise on pricing through scheme and property appraisals.
Lead lease-up campaigns and deliver occupancy targets on time.
Monitor market trends and competitor activity to refine strategy.
Build strong relationships with partner agencies, relocation agents, and employers.

Customer Journey & Resident Experience

Oversee the full leasing journey to ensure a consistent, high‑quality customer experience.
Use feedback and service metrics to enhance satisfaction and conversion.
Coach teams on service excellence and communication standards.
Track retention performance and support resident loyalty initiatives.

Lettings Administration & Compliance

Ensure all lettings processes are accurate, compliant, and regulation‑aligned.
Oversee referencing, right‑to‑rent checks, tenancy documentation, and data accuracy.
Maintain up‑to‑date compliance knowledge and implement required changes.

Revenue Management

Support pricing strategy, rental recommendations, and revenue optimisation.
Negotiate rental offers to secure strong commercial outcomes.
Review pipeline, conversion, and financial KPIs to drive performance.
Work with finance and operations on budgeting and forecasting.

Marketing & Demand Generation

Partner with marketing to deliver demand‑driving campaigns and digital activity.
Ensure listings and marketing materials are accurate and on‑brand.
Analyse campaign performance and provide insights for improvement.

Team Leadership & Development

Lead, mentor, and develop on‑site lettings teams across the portfolio.
Deliver training on sales, compliance, systems, and customer service.
Foster a culture of accountability, performance, and continuous improvement.

Client Reporting & Stakeholder Engagement

Produce clear, timely lettings reports, dashboards, and performance insights.
Present results, trends, and strategic recommendations to clients.
Build strong relationships with internal teams and external stakeholders.

What you need to succeed

Proven experience in Build to Rent, residential lettings, or property operations.
Strong knowledge of lettings legislation, compliance, and operational risk management.
Demonstrated success in lease‑up delivery, revenue performance, and data‑driven decision‑making.
Excellent leadership, communication, and stakeholder‑management skills.
Customer‑focused approach with the ability to handle complex situations professionally.
Highly organised, able to manage multiple priorities, and drive consistent portfolio performance.
