POST TITLE: Property Manager

DEPARTMENT: Property Management

POST RESPONSIBLE TO: Associate Director

Principle is a forward-thinking, customer-focused managing agent providing professional property
management services nationwide. Principle manages modern apartment buildings, traditional blocks of flats,
mixed use developments, private housing estates and private rented sector (PRS) developments, as well as
portfolios of rented properties for residential or commercial landlords. It is our vision to positively impact the
everyday lives of our communities and this vision guides us to deliver the highest level of property
management services to our clients and customers.

JOB PURPOSE

We are seeking an experienced property manager to oversee a portfolio of properties under our management.

Working as part of the Property Management team, you will assist in the delivery of high-quality management

services to properties within the portfolio, ensuring professional management and excellent customer service

is delivered to both clients and customers at all times.

KEY ACCOUNTABILITIES

Leadership, Management & Accountability – drive delivery across your portfolio through effective

management of internal and external stakeholders

Portfolio management – ensure your properties are well managed in line with customer & client

expectations and standards set by Principle

Compliance – ensure all properties fully adhere to relevant legislation, regulations and industry standards

Property finances – through effective budgeting, reporting and financial controls, ensure the effective

financial management and sustainability of your portfolio

Major works – coordinate and oversee significant repairs, renovations and improvement projects in line

with industry regulations

Client reporting – provide effective and timely reports and communication to relevant stakeholders to

ensure transparency and alignment to objectives and KPIs

YOUR ROLE

Overall responsibility for the smooth running of a portfolio of residential leasehold properties
Deal directly with leaseholders, boards of directors, and clients at a senior level

Ensure that telephone, e-mail and written queries from clients, residents, contractors etc. receive

timely and appropriate responses

Work collaboratively with internal teams including Property Assistants, Property Inspectors, Service

Charge Accountants, and other central services teams to ensure your portfolio is well managed

Working alongside your Property Assistant, oversee planned, reactive, and remedial maintenance

services through to completion across your portfolio

Provide informal line management support, mentoring and training as required for those supporting

your portfolio

Oversee planned, reactive, and remedial maintenance services through to completion across your

portfolio

Manage all aspects of compliance and health & safety across your portfolio, ensuring all

legislation, policies and recommendations are adhered to. Ensure all reports and systems
are maintained and actioned appropriately for each building

Prepare, review and implement annual budget for each of your buildings in accordance with

procedures, ensuring the budget is approved and demands are issued on time

Oversee the financial management of your portfolio, authorising payment of all invoices for works and

undertaking regular income & expenditure reviews to ensure the financial health of the portfolio

Work in collaboration with the accounts team to ensure the annual accounts are accurate and

completed on time. Prepare necessary commentary where appropriate

Ensure a comprehensive Long Term Maintenance Plan is in place for each building across your

portfolio and ensure they are reviewed annually.

Ensure all planned jobs and major works are completed on time and contracts are tendered in line with

relevant legislation

Effectively manage contractors to deliver high quality services and good value for money for

customers

Organise and attend resident meetings as required across your portfolio, working flexibly and

sometimes outside office hours to meet at a time and place to suit our clients

Maintain excellent client relationships, providing regular updates and reports as required
Prepare regular reporting according to our and our clients’ needs, to include the key management and

financial aspects of your portfolio

Attend and contribute to team meetings and business-wide initiatives as required

These are the key responsibilities of the role but this is not exhaustive and there will be other duties
associated with the position. To be eligible, candidates must have a full, clean UK driving license and be
legally able to work in the UK.

PERSON SPECIFICATION

The ideal candidate will have the following knowledge, skills and qualities:

Desirable Essential

KNOWLEDGE & EXPERIENCE

MIRPM qualification or above ✓

Educated to degree level or equivalent relevant experience ✓

A minimum of 5 years of recent experience working in residential ✓
property management

Up to date knowledge of the property management sector including ✓
relevant compliance and health & safety legislation

Knowledge of MRI Qube property management software ✓

Knowledge and experience of working with large Freeholder clients, ✓
Resident Management Companies, and other external stakeholders

Experience of leading teams, line management and management of ✓
on-site staff

Desirable Essential

SKILLS

Strong administration and organisation skills with an eye for detail ✓

Excellent IT skills including use of Microsoft Office and other ✓
software packages

Excellent time management with the ability to meet deadlines ✓

Excellent written and verbal communication skills when dealing with ✓
stakeholder at a senior level
