Property Manager (Residential Block Management)
Putney, South West London

Blakes is an independent property business with an established and growing residential block management division. We are looking for an experienced Property Manager to take ownership of a portfolio of developments across London.

We are not looking for a trainee or someone who requires close supervision. We need an experienced, proactive property manager who can manage their own workload, build strong relationships with clients and deal confidently with the day-to-day challenges of block management.

The successful candidate will manage a portfolio of residential developments and work closely with directors, leaseholders, contractors and our accounts team.

Responsibilities

Managing a portfolio of residential blocks
Acting as the main point of contact for directors, leaseholders and residents
Carrying out regular site inspections
Instructing and overseeing repairs and maintenance works
Obtaining and reviewing contractor quotations
Managing insurance claims
Preparing and reviewing service charge budgets with the accounts team
Organising and attending AGM and directors' meetings
Managing Section 20 consultation procedures where required
Monitoring compliance, health and safety and fire safety requirements
Maintaining accurate records and property files

Requirements

At least 3 years' residential block management experience
Strong knowledge of leasehold property management
Experience dealing with resident management companies, RTM companies and directors
Good understanding of service charges and budgets
Excellent communication and organisational skills
Ability to work independently and take responsibility for a portfolio

Desirable

Experience using Qube property management software
Knowledge of Building Safety Act requirements and higher-risk buildings

This is an office based position with a possible one day WFH per week.
