As our portfolio continues to grow, we are looking for an experienced Property Manager to join our expanding team based in Eastbourne.
The Role
This is not a traditional estate agency property management role.
You will take responsibility for managing a diverse portfolio of residential assets leased to corporate occupiers, housing providers and institutional clients across the UK. You will work closely with landlords, tenants, contractors, compliance professionals and our internal departments to ensure our properties remain compliant, well maintained and operating efficiently.
The successful candidate will be highly organised, commercially minded and capable of managing multiple projects simultaneously whilst maintaining exceptional client service.
Key Responsibilities
- Manage a nationwide portfolio of residential assets including apartment blocks, HMOs, single dwellings and mixed-use developments.
- Act as the primary point of contact for landlords, corporate tenants and housing providers.
- Coordinate maintenance works from instruction through to completion, ensuring works are completed efficiently and cost-effectively.
- Manage contractor performance, obtain quotations, negotiate costs and monitor service delivery.
- Arrange and oversee planned preventative maintenance programmes.
- Conduct regular property inspections and prepare professional inspection reports.
- Ensure compliance with all statutory obligations including:
- Gas Safety Certificates
- Electrical Installation Condition Reports (EICRs)
- Fire Risk Assessments
- Emergency Lighting
- Legionella Risk Assessments
- EPC compliance
- HMO licensing requirements
- Building compliance
- Liaise with local authorities, surveyors, insurers and external consultants where required.
- Coordinate refurbishment projects, remedial works and planned capital improvements.
- Maintain accurate records using the Company's property management and CRM systems.
- Assist with onboarding new property portfolios and ensuring a seamless mobilisation process.
- Work alongside the Compliance Team to ensure every property remains fully compliant throughout the term of management.
- Support the Business Development Team by providing technical advice during acquisitions and new management instructions.
- Monitor maintenance expenditure and ensure works remain within approved budgets.
- Resolve maintenance issues quickly whilst delivering excellent customer service to landlords and occupiers.
Skills & Experience
The successful applicant will ideally possess:
- Previous experience in residential property management.
- Experience managing HMOs, apartment blocks or residential portfolios.
- Strong understanding of UK property legislation and compliance requirements.
- Excellent organisational and time management skills.
- Ability to prioritise multiple projects simultaneously.
- Excellent communication and negotiation skills.
- Experience managing contractors and supplier relationships.
- Confident using Microsoft Office and property management software.
- Ability to produce professional reports and communicate effectively with clients.
- A proactive, solutions-focused approach to problem solving.

Working Hours
Monday to Friday
8:30am – 5:00pm
Office-based in Eastbourne with occasional travel to properties across the UK.
