Company Overview

Marine Gate is a residential block comprising 132 flats, dedicated to maintaining a high standard of living and property quality. We are committed to excellence in property management and tenant satisfaction.
Summary

The Property Manager will take full ownership of the day-to-day management, compliance, and operational performance of Marine Gate, a residential building of 132 flats. This is a high-autonomy role requiring an individual who can operate independently, manage competing priorities, and proactively oversee building operations to transition from reactive to planned maintenance. The candidate is expected to demonstrate the ability to manage the building autonomously while maintaining strong governance and regulatory compliance

Responsibilities

Building Operations & Maintenance

· Oversee all maintenance, servicing, and repair of the building and its systems

· Carry out regular building inspections to identify defects and required works

· Develop and implement a proactive maintenance plan / PPM

· Major works forecasting and cyclical planning

· Ensure building services and infrastructure operate effectively at all times

Contractor Procurement & Works Delivery

· Source, procure and manage contractors and suppliers

· Obtain and evaluate quotations and manage contractor performance

· Administer works including Section 20 consultation where required

· Manage emergency repairs and triage urgent works

Leaseholder & Resident Management

· Act as the primary point of contact for leaseholders and residents

· Respond to queries, complaints and requests in a timely manner

· Manage licence to alter applications in accordance with lease requirements

Governance, Compliance & Information Management

· Maintain full compliance with statutory, regulatory, health & safety and fire safety requirements

· Ensure all compliance inspections, servicing and audits are completed and recorded

· Maintain accurate records to support insurance and regulatory obligations

· Liaising with insurance company

· Manage and maintain the Golden Thread of building information

· Ensure strong governance processes are followed and evidenced

· Water hygiene / legionella compliance management

Financial Management

· Manage budgets and expenditure in line with agreed limits

· Monitor costs and identify efficiencies and savings

· Provide financial information and reporting to the Board

· Assist in preparing and monitoring annual service charge budget

Reporting & Board Liaison

· Prepare and present reports to the Board of Directors

· Provide advice on prioritisation of work and risk management

· Work collaboratively with the Board while developing autonomous working practices

· Operate within delegated authority limits agreed by the Board

Working Style – High Autonomy & Ownership

· Operate independently using own initiative with strong self-management and accountability

· Take ownership of building performance and long-term planning

· Balance leaseholder expectations with operational and compliance requirements

· Demonstrate proactive leadership in identifying issues and implementing solutions

Knowledge & Experience

· Experience in property, building or facilities management

· Understanding of leasehold management and landlord obligations

· Experience with Section 20 consultation processes

· Knowledge of health & safety and fire safety compliance requirements

· Experience managing contractors and budgets

· CDM awareness for major works projects
