Full job description

We are seeking a customer-focused Community Manager to oversee the day-to-day operation of a residential community. This is a highly visible, customer-facing role responsible for creating an exceptional resident experience while driving occupancy, retention, and operational performance.

This is a hands-on position where no two days are the same. You’ll welcome new residents, coordinate property operations, manage maintenance activities, support leasing, build relationships within the local community, and create engaging resident experiences. Working closely with internal teams, contractors, and development partners, you’ll play a key role in establishing and maintaining a thriving residential community.

The successful candidate will combine strong customer service skills with commercial awareness, operational excellence, and a proactive approach to problem-solving.

Key ResponsibilitiesResident Experience

Act as the primary point of contact for residents from initial enquiry through to move-out.
Deliver an outstanding move-in experience and maintain positive resident relationships.
Resolve resident queries and issues promptly and professionally.
Gather and respond to resident feedback to continuously improve service delivery.
Foster an inclusive, welcoming community environment.

Leasing and Occupancy

Conduct property viewings and showcase both the homes and community lifestyle.
Convert enquiries into tenancies through excellent customer service.
Support occupancy, renewal, and resident retention targets.
Develop relationships with local employers, relocation partners, and community organisations.
Work with marketing teams to generate leasing demand.
Monitor local market conditions and identify opportunities to improve performance.

Community Engagement

Plan and deliver resident events and community initiatives.
Build partnerships with local businesses and organisations.
Encourage resident engagement and create opportunities for neighbours to connect.
Support local charities and community projects where appropriate.

Property Operations

Coordinate day-to-day maintenance and repairs.
Manage post-completion defects with developers, contractors, and residents.
Oversee contractor performance and supplier relationships.
Conduct regular property inspections.
Ensure homes are fully prepared for new residents.
Coordinate phased property handovers and pre-occupation inspections.
Identify and manage snagging items prior to resident move-in.
Support move-in and move-out processes.
Assist with planned maintenance programmes.
Collaborate with developers, managing agents, and other stakeholders to maintain high standards across the community.

Commercial Performance

Support occupancy, renewal, and revenue objectives.
Help maximise resident retention and long-term asset performance.
Manage operational budgets responsibly.
Monitor and achieve agreed performance indicators.
Identify opportunities to improve operational efficiency while maintaining service quality.

Compliance and Health & Safety

Ensure compliance with statutory obligations and company policies.
Coordinate safety inspections and servicing programmes.
Maintain accurate operational and compliance records.
Promote a proactive health and safety culture.
Maintain knowledge of relevant residential tenancy legislation and regulatory requirements.

Skills and ExperienceEssential

Experience within Build to Rent, Single Family Housing, Purpose-Built Student Accommodation, hospitality, residential property, or another customer-focused environment.
Experience in lettings, leasing, sales, or customer relationship management.
Strong commercial awareness.
Excellent communication and interpersonal skills.
Experience coordinating maintenance activities or contractor services.
Experience supporting property handovers, mobilisation, or defect management.
Strong organisational and time management skills.
Competence with Microsoft Office and digital management systems.
Full UK driving licence.

Desirable

Professional property management qualification (e.g. ARLA, IRPM, or equivalent).
IOSH Managing Safely qualification.
Experience delivering resident engagement initiatives or community events.
Budget management experience.
